  2. That’s a *lot* of doors. I hate too many doors, as it makes rooms difficult to layout. But it’s a nice looking place w/ 2 of 3 brs a good size and a ton of usable storage space. I’d def prefer this to your typical new con LP/LV condo.

    There’s current access. And it’s possibly currently unbuildable for some reason. But I would want to know that (i) the association actually owns it and (ii) it can’t be sold w/o unanimous approval of association members.

    For a young family who don’t mind sharing a bathroom – I grew up sharing a bathroom with my family of 4 – it’s a great way to get into Lincoln Park.
    Looks pretty well priced to me.

    MG’s team continue to make the competition look very average in my humble opinion.

  10. I would argue that this is a 2BR + Den rather than a 3BR.

    Another negative is that this is not in the Lincoln Elementary attendance area, but in Alcott (not that Alcott is bad or anything). It looks like it’s right across the street from Alcott, so your kid wouldn’t need to walk very far to get to a playlot.

    I’d like to know where the parking is – it looks like the building is flush with the alley.

    Pricing doesn’t seem so far out of line either.

  12. Being a sucker for vintage, I, of course, like it. I think 1.5 rather than 2 baths, and the lack of a “master suite” might drive some buyers away, but it’s totally workable for a single/couple/couple with 1 child. The outdoor space is very nice and the location is great. Kind of a cheap-o kitchen reno, but it’s still usable (and you can put in a blacksplash and new cabs later.

    the kitchen is a tad “tilt head to the side and scratch while partially squinting”. they did do under cabinet lighting 🙂

    i like the place its has a nice warm vibe, i would need to change each and every lighting fixture (the bathroom one remind me of rental places) but thats personal taste.

    it does have, albeit generic looking, wood radiator covers. and if you have ever priced them out you know why. to get one custom one its like $500-$1000 fricken crazy, but look beautiful, give shelf/counter top space, plus direct the heat into the usable space.

    Agree it’s a nice looking listing, and the place is a little funky, but I think some of the finishes are nicer than might appear (windows look very nice, as does molding, ).

    Although, yeah, Groove, something about almost every light fixture is just totally off (that’s pretty easy though).

    I think you have to factor in a premium for top floor / quiet, relatively new / clean rehab, to rationalize the price (for, I agree, less than 1700 real sqft, but ohwell). The 1.5/no master ba and Alcott v. Lincoln significant negatives.

    This is an awfully nice area though, just in terms of pure demographics. . .

    i will say this again, dont be scared of flea markets you can get some pimptacular vintage light fixtures for like $10. you dont need to spend $200 at the local Homo Depot to get a vintage look alike.

    and just to be in the crib chattery spirit, Why is it the kitchen cabinets, the built-in, fire place wood is all stained a different color.
    TIP; when dealing with smaller places uniformity (a word?) will make a look place bigger

  22. Depaul students don’t have the downpayment for this place — why is it a condo again? Probably “went condo” in the last decade. Better off as a rental.

    I do enjoy the realtor-isms these days. “FHA Approvable” is similar to “Newer Construction” — not quite what it sounds like, but close enough.

    I also like the back stairwell through the common decks. It’s an excellent feature to allow anyone to have access directly to your back door — great for a crackhead to kick in your door at 3am.

    i rented an vintage place way back when and the built-in in the dining room arch way was painted white as was the windows, base board and moldings. I would always say to people “i cant believe they would paint such beautiful woodwork” but inside i always really liked how it framed the wall color and actually made the built-in pop.

    Vintage conversions typically have exterior back exits that are open to all because they are really just glorified apartment buildings. That is the point. People should look more at safety, especially as the city becomes increasingly and obviously more violent.

    Proper condos such as six flats and larger plus well-built three flats have interior stairwells in the back. It is a huge safety advantage to have your unit behind two locked doors on both sides (sometimes three if there is a locked parking area behind the unit).

    Not even going to touch “mccrapbox” three flat construction because the deficiencies are numerous and obvious.

  31. A guy in my office said a while back that in the near future there will be a ton of money to made in security in the city. It’s turning into Brazil where 1/2 the population is living in shanties on the south side and they travel to the northside where the other half lives to steal their $hit. Look at a lot of the construction from the 60’s and 70’s that was built with security in mind – glass block windows in the front, brick facade, high fence….and pretty soon cameras, alarms and in some cases private security. Thugs have taken over the streets and now they’re gunning down off-duty officers STILL IN THEIR UNIFORMS. It’s a disaster out there and it will spread – it will NOT be contained.

    The other day I drove through what is left of Cabrini. I laughed out loud when I saw two trixies jogging past the last “white” left on Larabee.

    Give me a break. Ames, Iowa doesn’t prepare these people for life in the big city.

    I just think that it is downright foolhardy for people not to pay attention to the realities of city life. People get in debates over the color of cabinitry, the upgrades to baths, etc without paying any mind to the most obvious factors — safety, security, durability.

    Excusing the fact that the city has always had crime is as ridiculous as excusing a leaking roof because it has always rained. It is precisely because it rains that I want the unit with the roof that DOESN’T leak…

  44. Having lived in the city since 1988, I can tell you that the recent “crime wave” that the city has been experiencing is nothing compared to the early ’90s. And you know what? In the early 90s, I lived in a vintage 3-flat (actually a succession of vintage 3-flats) with back porches and common open stairwells. As did all my friends. We went out in Bucktown/Wicker Park/Lakeview/Lincoln Park and walked home alone or hailed cabs alone in the middle of the night ALL THE TIME. None of us were living in fear or barricading ourselves into our apartments.

    And we all saw how crime in the early 90s led to a complete loss of interest in buying real estate in the city. Oh, wait, no we didn’t, we saw gentrification starting in many neighborhoods.

    I a prediction like this:

    Agree. The vintage elements are merely nice, rather than truly striking. Maybe stripping the paint off the trim and re-staining the wood would make a difference. I would definitely do that in the dining room. But I think I’d be tempted to paint the mantle white to match the trim in the LR.

    I think you would need to re-do both bathrooms in addition to the kitchen. It seems like it would make sense to knock out that wall b/t the laundry room and the powder room and make that a full bath, with the door to what is currently the laundry room remaining. Then if you closed off the door to what is currently the powder room, you could turn that hallway with the built-in closets into a larger laundry room with a side-by-side instead of a stackable W/D.

    If this place dropped down to around $375ish, I would be tempted to buy it, and I’m not even in the market right now.

    Note to the realtor, though, if this languishes for a while, I would re-shoot the pictures of the deck. Sweep off the leaves, clean the guano off the windowsill, put a nice table and chairs and maybe a planter on the railing and it would look a lot more appealing.

You cannot compare it to previous periods in the city’s history because back then the parks/streets/schools were safe in comparison. No revisionist history please.     I know we had this same argument a few months ago (“is it really worse now than it used to be?”). Throughout Chicago history there have been killings, kidnappings, drug dealing, drug consuming, bootlegging, and all kinds of horrific random crap. Chicago’s fiercest race riot was in 1919.

    Many times in Chicago history armed troops (either National Guard, Army, or Pinkerton) have opened fire into crowds of union demonstrators, including women and children.

    In 1877, the Illinois National Guard and Chicago Police opened fire on the German Furniture Workers Union at the railroad viaduct on Halsted (between Maxwell Street area and Pilsen) killing 30 and injuring many more. This was known as the “Battle of the Viaduct”. Fast forward to 1937, when the Chicago Police fired over 200 shots at strikers from Republic Steel, killing 10 and wounding 30 others. This is known as the “Memorial Day Massacre”.

    I bring all of this up not to excuse today’s violence, but to refute those who have a false nostalgia for a Chicago that never was. Bullets have always been flying in Chicago. Please point me to a time period where things were “nice and safe”. Give me any year or decade. All it will take is a few finger clicks in Google to document horrific things that went on.

  51. Typical. I’ve said this before, for every area that has gentrified across Chicagoland, there are 2-3 times more areas that have gone downhill despite the biggest RE credit bubble of all time . You focus on one small part of Chicago, the yuppie/green zone areas, while neglecting how many other parts of the city have gotten worse or have been taken over by Hispanics. We’ve talked about them (Galewood, Riis Park, pretty much everything surrounding Beverly, etc.) Let’s not even begin to list the number of suburbs that have gone to hell in the last 20 years!!

    2. Crime in the 90’s was bad but that doesn’t excuse the crime spree that is developing today – and in fact – it has little or no relevance to what is happening today. Anecdotally comparing the two time periods doesn’t help when it’s your house that’s burglarized. Tell the two women in Bucktown beat over the head with baseball bats that ‘crime was worse in the 90’s’.

    3. Gentrification is OVER for quite some time. This city like most cities builds in spurts. They build and then the market slows down to a trickle and the cycle repeats itself. This time however the building spree was so large that it will take years, probably a decade or more, before any real building or gentrification occurs. Yes, I know building never stops but there are way more homes in the city built in the 20’s than were built in the 30’s. The suburbs has more homes built in the 30’s because people wanted to get far away from the mess that the city became during the 30’s.

    4. Dan is correct – it is undeniable that the city has gone to hell over the last half a decade. Entire neighborhoods cleared out in the 50’s and 60’s – my parents and grand parents all left the city; and basically everyone’s family followed the nearest highway out of the city. My family went west on 90 to the NW burbs; if you lived on the south side you likely went west on 55 to Orland, Naperville, etc. A handful of those areas have come back but many of the strongholds that refused to move have slowly continued downhill in that time.

  81. My mom grew up in Marquette park, it was a dump back in the 50’s and 60’s but it was full of eastern european Polish, Ukranian & Lithuanian, immigrants. They live in the far north now and near Midway mostly, but Marquette park is really bad today full of latinos and AA’s and a whole lot of racism from the few remaining white people left there

    It is humorous, in a very sick and twisted way, how each ethnic group feels they have to point fingers at other ethnic groups to place all blame on them for the state of race relations that exist not only in Chicago, but in a larger view, the entire country.
    If you really want to play this ‘your group is responsible for the deline’ of this area, this city, this state, this country…all you have to do is to remember when the first WHITE european settlers arrived and began violent, inhumane and murderous acts against the original inhabitants of this country.

    Anyway, if the current status/safety of the parks, streets, and schools isn’t enough evidence for the deniers, then just look at the state of the once grand-boulevards!! how about all the gerystones, and foremerly beautiful apartment buildings? The retail strips at 63rd & Halsted and so many others? like in Roseland? etc. how many other suburban areas are going downhill similarly?

    For every “gentrifying area” today there are 2-3 times an many areas outside the green zone that are declining faster. It’s a problem when green zone bubble dwellers never leave their bubble and then spout off about greater society without knowing what’s going on. Demographic shifts in immigration totally play into this, as importing a Third World population contributes to it, like it or not….Polish areas are far safer than are black and Hispanic areas, the prisons are not filled with impecunious Poles either, for those who would blame the decay on “poverty”.
