Checking back in on it, it has been reduced another $20,000 since our last chatter. 

This home has 20-foot high ceilings in the living room.

It also has a backyard and a 2-car garage as well as air conditioning.

All three bedrooms are on the second floor of the house.

Is this now a deal compared with nearby townhouses and duplex condos?

  2. I would fire my realtor if I had to drop the price from $549K to $479K and his website (see link above) still reflected the $549K price.

    @Jon – In fairness, that is not the Realtor’s site, rather it is the site of VHT, the photography services company. But, you are correct that he should do a better job of managing his listing’s presence online.

    This place has been a rental over the past several years, so I would be on the lookout for deferred maintenance issues.

  4. I used to live in this neighborhood, and would love to go back at any cost. However, as a poor recent-grad who probably won’t ever see the inside of a place in this price range, I’m strangely saddened that $479k would get me a kitchen that is essentially an enlargement of my current crappy shoebox rental kitchen.
    Not knocking the style, just getting bewildered by my recent foray into the RE world and trying to figure out what people get for their money.

  5. Take a damn outdoor picture in the summertime. The backyard with a bare tree and a carpet of leaves is NOT appealing. If you updated the picture showing nice green grass and maybe a little cafe table/chairs out there, maybe some adirondack chairs, etc. it would probably entice a few more people to at least come take a look at it.

    For someone who wants privacy, reduced risk from a crappy condo association & long term benefit of land ownership, this is a great condo/townhouse alternative. As a realtor & resident of Ukranian Village, this is the route I took myself 6 yrs ago when I bought a 3 flat as a condo alternative. But it’s important to note that the homeowner is likely giving up interior sf over a compaarable condo/townhouse. A newer construction (
