Great (half) million-dollar views….Not. That’s a dealbreaker IMO.
The price is too high for the space. Interior finishings look OK, definitely better than I’d have expected from seeing the exterior. However, you can do far better for a 50-year old 2/2 in the same neighborhood from a price standpoint. Similar-sized units with a nice view of the park often go for below $500,000 a few blocks away.
I think they did such a beautiful job with this renovation, but I can not imagine someone walking in and thinking that outdoor space would be a lovely respite from the craziness, or find joy looking out their windows as they are stuck inside. That, coupled with the massive lack of curb appeal tells me that their price is set high.
I don’t know the comps on this but buyers want “new.” And they like levels.

Not suggesting that there should be a view of the lakefront, but gosh — these views would drive you into depression during quarantine or the winter.
These finishes remind me of those used on the renovation shows on HGTV, especially the master bathroom with those tile floors.

I’d have to be in it to see. It has a full windows on both sides of the unit, which is pretty rare. You have two exposures.
In the spring/summer, you’d obviously have flowers/plants out on both decks. Not much you can do about the winter. From one exposure, you’re looking at other buildings and in the other you’re looking at a brick wall. But at least you have a privacy with the brick wall view.

I used to walk by these places, sort fo intriguing with the gardens. Place seems very small. Starter condo for a rich student I guess, but not a lot of value. You used to be able to get. decent 2 bedroom for 400,000 in plenty of places. No more I guess.

Looks like about 1050-1100, gross, before deducting for the stairs, etc. 900 usable, sure, but (basically) no one counts that way.

Going into the Grant Hospital parking garage space that’s been empty for half a decade. So it’ll be a relatively tiny one–space is under 35k sf. Probably won’t be more prominently r&w than the one at division and ashland.
Problem will be the goofs driving 3 blocks and parking there.

More like 1500 than 1800, the master bedroom is in the basement (those windows are *tiny*) and while losing the gas station is a plus, it will probably get a 5 story condo building replacement.

Isn’t it just going into that space where the other grocery store was? I don’t remember when that shut though. Maybe it’s been 5 years empty now. Doesn’t seem like a big deal to swap out one grocery store for another. And this area could use it.
