This vintage 2-bedroom at 164 W. Huron in River North came on the market in January 2023.

Built in 1921, this building has 3 units.

This unit has a southwest exposure and dark hardwood floors throughout.

It has some original features such as a wood burning brick fireplace in the primary bedroom and a brick wall, which looks to have been painted, that spans the entire home.

The kitchen has gray cabinets, stainless steel appliances and granite counter tops with a breakfast bar.

While the primary bedroom has two walls of windows, I can’t tell from the pictures if the second bedroom has any windows. If anyone can figure out the floor plan, based on looking at the pictures from the 2019 sale, let me know.

It has some of the features that buyers look for including central air and washer/dryer in the unit. However, there’s no parking with the unit. You can get rental parking in the neighborhood and the brown/purple line is just 2 blocks away.

It’s rare to find vintage condo buildings in River North as many haven’t survived through the years.

This one is in the middle of shops and restaurants of the neighborhood.

Listed at $460,000, is this a unit for those who love River North but don’t want to live in a mid or high rise?

  4. Why didn’t they put a cabinet above the refrigerator? The old kitchen was dated, but the new kitchen has very little work space and very little cabinet space. If they had gone with custom cabinets, they could have added cabinets up to the ceiling to provide more general storage in this small unit. Now, the new owner will be left with trying to match the cabinetry they used or rip out the cabinets and install new custom cabinets.

    They didn’t spend a ton on the refresh, but it wasn’t nothing. Solid money loser.

    Didnt catch it but the flipped the LR to the MBR, They spent more than I thought they did. Really poor design for someone to live, works for ABNB/short term/Corp housing. Agreed this is a turd

    In the prev sale, the Fireplace has a lot of soot – wonder if they’d even let you use it

    Reason number 348,210 why you dont buy a crappy 2/2

  8. How much could they have possibly spent on that kitchen? It seems that they bought the cheapest imaginable cabinets. They don’t even look functional. The doors don’t touch each other except over the microwave. That type of cabinet has the wood piece in the middle, making the space less functional than otherwise. There are extra spaces are the end ends of the cabinets and that likely means that the space to the side of them isn’t usable. It’s like they grabbed the $60 off the shelf cabinets from Home Depot and throw them together with extra spacers.

    They also kept the same kitchen tiles, so the contrast with the black floor looks weird. I am not a fan of open kitchens that use different flooring than the rest of the room. The refrigerator and microwave look the same as in the previous kitchen. The dishwasher is crooked. It looks like the stove might be pushed up against the island, but I can’t tell for sure. There isn’t a fan or vent of any type for the stove. One pendent appears to be shiny and the other matte. There is no other lighting in the kitchen besides the pendants.

    All of this would be forgivable if this was priced to appeal to recent college grads.

  11. Well, it’s nicer than I would have thought from seeing the outside. I used to do yoga around the block and would walk by this building all the time. Always thought it was super crappy apartments.

  12. 3A and 4A have to be the same seller since some of the same photos are in use and they have the same general vibe. The 3A kitchen reno is slightly better than 4A even if finishes for neither one would have been my choice…. but overall shrinking the kitchen absolutely turned this into short term rental only. Any holy moly – – you have to wonder about quality when they couldn’t have been bothered to fix the dishwasher for the listing photos. Giggling about the “12%” return….lol. Maybe for the seller. I too always thought this was just some garbage rental building. This corner has zero curb appeal in person and has a “teardown” vibe going.

    That’s either $4600/mo rent (anyone beleieve that is possible?) or $228/night/avg at 67% occupancy as a airbnb.

    Add $1k/mo for A+T, $5600, or $280/night.
