A 2-Bedroom Duplex Up that Acts Like a Townhouse: 2216 N. Lincoln in Lincoln Park

This 2-bedroom duplex up at 2216 N. Lincoln in East Lincoln Park just came on the market.

Built in 1991, it is an elevator building with 6 units and garage parking.

The first level of this unit is the living and dining rooms along with the kitchen.

The kitchen has white cabinets, granite counter tops and stainless steel appliances.

The two bedrooms are on the second floor. Both are en suite.

The third floor has a penthouse room with a private rooftop deck with city views.

This property has the features buyers look for including central air, washer/dryer in the unit and there’s a private single car garage which is big enough for storage of things like bicycles.

It’s just steps from the popular Oz Park and the restaurants on Lincoln.

Is this a good townhouse alternative for buyers who still want levels?

Joseph Schiller at Berkshire Hathaway KoenigRubloff has the listing. See the pictures and floor plan here.

  1. $137k+ then $5k a month? Sorry I just don’t think it’s THAT nice.

  2. “just steps from the popular Oz Park”

And stumbling distance from the 4am “tiki” bar

don’t love the finishes, and too bad there isn’t a half bath up on the family room/deck level. Nice space tho, and the building has a great street presence.

  3. Unfortunate things include a floor plan that’s basically one big room on the main floor, two bedrooms, and a tiny family room that’s really more of a storage space than anything else. That’s all you get for nearly $700,000. Also, all the vintage features (if there were any) have been stripped out so the place looks like one of those long-term stay hotels you might find in Northbrook.

I’m finding more and more often with these listing on CC that the roof deck is my favorite aspect. And since a roof deck is only usable maybe 80 or 90 days a year, it seems like a dumb reason to buy a place. Especially one on Lincoln Avenue with all the traffic and noise.

  4. So there is retail on the first floor? I wonder if that’s great or awful. Are these storefront retail condos rented or bought? If bought, it’s kind of nice to have someone pay the hoa but not live there so you don’t really have to deal with them. The place itself is ok, but dated. It’s fairly quiet now over there but as soon as that new huge old hospital development gets finished and the masses move in, that place is going to be very busy. There will be 10 tiki bars.

c’mon. anyone who really feels that way isn’t built to live in Chicago.

Admittedly, I wouldn’t use it more than about that much, but that’s not because the weather isn’t nice enough to use it, but rather my life doesn’t allow for that sort of downtime more often than that.

  6. Main issue with this place is the view. I entered the unit and was greeted with a sweet view directly off of the living room of an electrical transformer. The space itself wasn’t bad, but the view was a deal breaker.

alley side. oof. Without the utility poles, that would be an excellent vista over the park. With them, it really would suck.
