Some of the low floor units on the river, however, were constructed almost like townhouses with levels.

    I think the biggest problem here isn’t with the paint, its that the 2nd bedroom is just an open loft area

  4. If i were to buy this unit, first thing i would do is install a glass wall on the 2nd floor bedroom opening to the first floor, then drywall up the wall by the staircase and installing a door to undo the 2nd floor loft-feel.

  5. Re: b’s suggestion of a glass wall. Hmmm. A glass wall looking out to another glass wall? Hey, to each his or her own but… I think you gotta a) want the loft feel or b) you move on to another property. Admittedly, that means a certain kind of buyer.. but I see lots of potential for a cool decor here – if this suits your living style. Right now its just sad and very dry-wall-y. It needs one hell of a big tree in that tall window – but could be dramatic. Tropical birds optional. Wonder how loud the bridge is there?

  6. This place has potential, but is in need of some updating. It would be very unique with the right decorating / vision. It would probably make a nice bachelor / bachelorette pad. The living area is kind of small though.

    I kind of like the view of the bridge but I’d be worried about road noise.

  7. Nice job of virtual staging. I guess the MLS has come a long way from the days where photographic alterations were forbidden. I guess including both the altered and unaltered photos covers any concerns.

    Does the virtual staging really help? A showing is going to feature empty space. With virtual staging, are you setting up the potential buyer for disappointment when the space doesn’t look as nice as the staged photos?

  8. The Ohio street feeder does not bring down much dirt or noise…. said no one.

    Been in those duplex units and they are indeed really cool. I’d say that it seems to be priced well and I’m a bit surprised that it did not get offers closer to that $600 price point. The layout is not for families but there are plenty of empty nesters who would enjoy the duplex space with no need or desire to close in that lofted space.

    Assuming that it was stuck due to the constant traffic and motorcycle noise from vehicles climbing up the bridge headed west.

  9. I would have been all over this unit if I was much younger and it were priced about $150K less than it is. This is bad for retirees due to the stairs and bad for folks who might have a kid due to a lack of privacy in the second bedroom. It is cool as a 1BR with guest space. Also agree — no effort whatsoever has been put into the feel of this space. So much drywall……

    As to virtual staging: I have a friend whose unit is virtually staged and the “stager” or realtor or whomever is responsible, did an awful job. I haven’t confessed my opinion on this to my friend because they ignored all of the other advice I gave them related to selling their unit (which has now been on the market for quite some time) so maybe I am a bad friend but I think the virtual staging is impeding a sale. The combined living dining area in my friend’s unit is fairly large with plenty of room for big furniture including a couch / sitting area and grown up sized dining table with at least six seats and plenty of circulation space around both. The virtual staging has the couch / seating area taking up the entirety of the the space and with just two little stools at the breakfast bar, makes it look like there is no place to eat dinner. They also have the original cheap as all get appliances from 2007 in the unit which isn’t helping either. They blame the street scape nearby but I don’t think that is it – – in fact a unit in a similarly situated new lux construction building one block away was featured in house hunters and sold for some Crazy high price and it isn’t better in terms of surrounding neighborhood and there is another comparably sized new construction unit with way worse natural light but a garage as opposed to exterior spot, one block away is under contract for more than $100K over what my friend is asking. Real estate markets can be so irrational.

  10. What an odd place. It’s very narrow (but efficient on the walk in). You don’t get a lot of privacy with the master lofted. Your view is under a bridge like a troll or something (can’t imagine the noise / pollution).

    Much better options for $500K with a true 2BR, better location / view, etc.
