A 2-Bedroom in the Heart of Lincoln Square for $470,000: 4728 N. Lincoln

This top floor 2-bedroom at 4728 N. Lincoln in Lincoln Square came on the market in August 2022.

Built in 2001, this building has 4 units and garage parking. It doesn’t say it has an elevator so I’m assuming it’s stairs.

The listing says this unit is “rarely available.”

The main living space faces east, over the heart of Lincoln Square, and has cathedral ceilings.

There are hardwood floors throughout and a fireplace in the living room.

The listing says the kitchen was “beautifully renovated” and has white cabinets, quartz countertops with an island and new stainless steel appliances in the spring of 2022.

The second bathroom has been “refreshed.”

The primary bedroom has 2 walk-in-closets and an en suite bath with dual vanity, jacuzzi tub and walk-in shower.

You also access the balcony from the primary bedroom, which has a west facing exposure.

The listing says there is a “newer” side-by-side washer/dryer. The unit also has central air and a rare 2-car parking, including one in the heated garage.

You can walk to all of the shops, restaurants and cafes of Lincoln Square and are minutes from the Brown line El stop at Western Avenue.

Listed at $470,000, is this Lincoln Square living at its best?

Liz Jones at KellerWilliams ONEChicago has the listing. See the pictures and floor plan here.

  1. Split block construction (circa 2003) and glass block windows?
Almost $10K in taxes for a two bedroom walk-up?
    No thank you.

  2. What’s with using rugs on roofs? Second one recently on CC.

  3. I like the windows in the dining area. But alas, another lonely four-top.

I don’t know if people are just putting them out for listing pics, or put them out when they’re going to use the outdoor space, or actually keep them out there all the time. For the latter, if a deck, how might that impact the wood, and for any surface, I’d be concerned about bugs. Earwigs seem to love residing under our exterior door mats, or the plastic tub under the ping pong table that holds the paddles and balls.

  4. Nice pad if you want to live right in the square. Too bad there is no elevator.

  5. Lincoln Square has been an interesting neighborhood over the last 20 years.

It was the hottest neighborhood in the city during the housing bubble. I think prices were up like 200% over that period. When everyone was priced out of LP and Lakeview they moved north. Lots of “new” 2/2 condos and people converted the vintage apartments into condos too.

But since the bust, prices haven’t gone anywhere. And the neighborhood is no longer “hot.” I don’t even think many Millennials even know where Lincoln Square is. Lol.

Will this be the future of the West Loop and Fulton Market? Already, prices appear to have stalled out in the West Loop. The gains from McDonald’s are priced in. You can rent instead of buy anyway.

  6. “Too bad there is no elevator.”

It doesn’t say that there is so I’m assuming there isn’t. It adds on a LOT of cost for a small building like this.

  7. I like the location but I’m not sure I’d want to be right on Lincoln. Lots of stairs to climb. Interior is your generic 2001 interior. Nice outdoor space. This will probably please someone.

    Why not?

This part of Lincoln always feels very European to me. It’s a one way street here. There’s the plaza directly across the street. You can see a holiday tree up in the picture from the winter. How lovely. There are few cars here and none are speeding. There are cafes and outdoor spaces.

To me, it doesn’t get much better than this if you’re living above shops and restaurants.

  9. Well, it checks every box: w/d, central AC, outdoor space, parking, decent storage, no carpet, primary bathtub, low assessments, under $500K. But it’s just so boring.

    You got to live someplace.
