This building was converted into lofts in 1996.

It has 15 units and heated garage parking.

This unit has exposed brick and what looks like a timber ceiling in a multi-level layout.

The listing says there was a “new kitchen” put in in 2016 with wood cabinets, quartz counter tops and stainless steel appliances.

The listing says there is a balcony and a roof-top deck but there aren’t any pictures so I’m not sure what that means.

The loft faces east, so is the deck on top of the parking garage?

This property has the features buyers look for including central air, washer/dryer in the unit and attached heated parking.

This loft was bank owned by 2010 and then apparently sold at auction for just $160,500 in 2011.

Listed for $585,000 in October 2018, it hasn’t been reduced in 7 months.

The West Loop has dramatically changed since 2010.

This property is on the east side of the expressway and is blocks away from the French Market and the Fulton Market.

Will this loft get the big premium over the prior sales price?

  1. The layout confuses me. Is the second bedroom where the sectional and TV are? It also bugs me that they couldn’t straighten the blanket on the bed.

  2. If they’d updated/upgraded the baths to the same level as the kitchen (which is nice, but to me a little off for the space), then sure.

    With those builder-grade, 1996 bathrooms, no.

    I dunno, there are a ton of mid-90s to early 2000s, unrenovated units going under contract really quickly lately (at least in Boystown/ Wrigleyville/ ELV)

  8. Sabrina’s picture of the building is better than either of the realtor’s pictures and IINM, Sabrina isn’t trying to get a fancy shot, more of a real untouched street view. And hers is way better.

    On a similar note, Putting in a “virtual tour” that is only the same pictures as the listing in a stupid slideshow is just dumb. I see “virtual tour” link and I’m expecting at least a floor plan if not one of those fancypants dollhouse views. This unit could really use a floor plan because I’m completely confused. The likely second bedroom with the sectional looks bigger than the other bedroom though the other one appears to maybe have a walk-in closet in the background of the bathroom shot?

    re: bikes on closet, that’s at least a 2 person job if not 3 (one on top placing, one on ladder and one on floor lifting)

    Those are both ~20 pound bikes. I’m old-ish and frail-ish and could get them up there by myself using a ladder. If I really didn’t want to carry one while climbing the ladder, I’d toss a rope over the pipe and pull them up that way–But I’d just carry them up the ladder (i’d probably try to do both at once).

  11. In addition to the absolute terrible quality of the photos, they must have taken down the specific ones with the bikes and the bed sheet as I have no idea what any of you are commenting on and I feel like I am missing out 🙁

    These folks need to put down the crack pipe and put in a little elbow grease or pay someone to put some lipstick on this pig. Replace some finishes (Ikea has great affordable vanities for example), fresh paint, a new realtor. Can’t fix the lack of a hood vent but as someone pointed out, this place screams bachelor pad, so they are ordering in or dining out every night anyhow….maybe the ultimate buyer won’t think the lack of a hood is a deal killer.
