East Lakeview 2/2 Vintage with Rare Garage Parking Returns: 429 W. Aldine

This top floor 2-bedroom in Cortina Court at 429 W. Aldine in East Lakeview came on the market in February 2019.

If it looks familiar, that’s because we chattered about it in 2016 where we discussed whether or not a vintage 2/2 with a garage could sell above $450,000.

If you recall, this building was constructed in 1926 and has 24 units, some of which have their own private heated garages.

It has 9 foot ceilings and many of its vintage features including crown molding and wainscoting.

There’s a gas fireplace in the living room.

Like many vintage units, it has a formal dining room, as well as a butler’s pantry.

One of the bedrooms has an attached bath.

In addition to the garage, the unit also has an in-unit washer/dryer. There’s no central air, however. There’s only window air conditioning units.

In 2016, we chattered about whether it would sell for over $450,000 with the parking.

It ended up selling for $448,000.

3 years later, it has come on the market at $479,900 plus $25,000 for the garage for a total of $504,900.

Is $500,000 the new price point for a vintage 2/2 in East Lakeview?

  • Assessments are now $517 a month (they were $469 a month in 2016)  (includes heat, cable, exterior maintenance, lawn care, scavenger and snow removal)
  • Taxes are now $5916 (they were $4765 in 2016)

  1. Nice enough unit and garage parking certainly is rare in that location for that type of building. Top floor with some nice vintage details, but don’t see any outdoor space/balcony. Obviously, it has a vintage floorplan with a lot of smaller rooms (which some like and some do not). I’d expect it to sell similar to the 2016 price, so I think it is a bit overpriced.

    I know someone who recently bought in East Lakeview (closer to Diversey, so arguably a somewhat nicer location) a vintage 4 BR/2 BA, two-level, 2000 sq ft+, updated kitchen, W/D in unit, with Space Pac in the low 500s…although it had no parking (rental parking across the street). But for a similar ballpark price, I think I’d take the extra 700 sq ft, 2 BR, and a/c. But maybe parking really helps the buyer pool considerably.

  2. If this were an elevator building like 545 W. Aldine, you could tack another 75-100k onto the price, but the pool of people looking for a fourth floor walk-up is relatively small. Really nice place, though, and a great location.

  3. Great building. I should know – I lived in condo there from 1975 to 1986. It’s always been well maintained, and the interiors have some pleasant vintage touches. Assessments and taxes seem fair.

    The building has a few parking spaces, but it’s easy to get a space across the street if you want (that’s what we tended to do).

    Obviously the location is great if you like a vibrant North Side neighborhood near the lake. I’m thinking of moving back to this area, but I’d prefer a high rise.
