A 2-Bedroom Motor Row Loft with Exposed Brick for Just $425,000 at 2332 S. Michigan

This 2-bedroom corner loft at 2332 S. Michigan in the Motor Row neighborhood of the South Loop came on the market in October 2020.

Built in 1901, this building was converted into lofts at the height of the housing bubble, in 2007.

It has 22 units, and elevator and garage parking.

This loft has exposed brick walls, big industrial windows and high timber ceilings in the living room.

There are bamboo hardwood floors in the living/dining rooms.

The kitchen has black modern cabinets, granite counter tops with a large island, a subway tile backsplash and stainless steel appliances that the listing says were new in 2018.

The listing says the primary suite was updated in 2019 and has stone flooring, a large walk-in-closet and a renovated bath with a dual sink vanity and walk-in shower along with heated floors.

The second bedroom has two walls of windows and stone floors with exposed brick walls and an updated bath.

There’s a balcony off the living room.

The loft has all the features that buyers look for including washer/dryer in the unit and central air. The listing said the furnace and A/C condenser were new in 2018.

There’s garage parking but it’s additional and I can’t find how much they’re asking for it in the listing.

Listed at $425,000, is this Motor Row loft a deal?

Nadine Ferrata at Compass has the listing. See the pictures here.

  1. Probably need to add $500/mo to heat and cool

Is living near McCormick place a positive?

Very milquetoast. Monthly nut is near equal to rent w/o putting down $85k, no?

13 years of ownership and maybe $18k in appreciation (assume RE Fees & CapEx on the upgrades offset parking) – That’s HAWT ™

Yep- lesson to learn about buying in a bubble. It takes a LONG time to get back to breakeven.

It actually DOES matter at what price you buy an asset.

It’s something stock investors should be thinking seriously about right now as well.
