This loft has the features buyers look for including central air, washer/dryer in the unit and one car attached garage parking.

The Soda Pop Factory Lofts are near the shops and restaurants on Fullerton, Lincoln and Halsted and is near the Fullerton El line stop and several bus lines.

Listed at $550,000, are two bedroom units with parking in Lincoln Park now selling in the $500,000s?

    I don’t beleive that one is actuall 1800 sf, but lets say its 1500, and the RF estimate ($630) is close. That’s $420 psf, and would indicate this one at just under $500k, which feels a lot better than $550k.

    And that’s without consider that everything excpet the one bathroom looks 20+ years old.

  2. I started counting the number of holes they’ve made in those brick walls but eventually gave up.

    Was walking in Old Town last night and noticed that a new hotel will be built on Wells. I’ve been in town on and off for a few weeks now and each of the half dozen or so times we’ve been on Wells for dinner every place has been busy – the area seems even more vibrant than pre-pandemic. Took a stroll along the river walk at lunch time yesterday – that whole zone has got to be the most impressive urban area in the country right now. Also, the O’Keeffe exhibit at the Art Institute is worth catching if you haven’t yet. There’s my Chicago hype-up for the day!

    Old Town is crushing it. Agreed. Even with Dom’s and Fox Trot suddenly closing. I’m expecting something to go into both spaces quickly (and maybe that Fox Trot to reopen.)

    That hotel has had issues with the back side, didn’t it? Aren’t there townhouses or something on the other street and the neighbors were fighting it?

    It really just needs to get built now. A hotel there would be great.

  6. Neighbors were indeed objecting to the townhouses because they were just going to end up being party houses. There is little reason for folks to need to rent a unit of that size for one or two nights other than to throw a huge party. Sure the occasional family could get together….but that wouldn’t be the most common use.

    That hotel will never get built but hopefully something else will. As an old town resident over the age of 35 there is not much in any restaurant on Wells that is of interest to me. It would be nice to put the Old back into Old Town….but it seems the fate of being “Wrigelyville South” is more or less a done deal.

    Subject property just seems too “busy” ….would need to see a floor plan and understand how much noise transfers from the unit below….otherwise I hope they get their ask LOL.

  9. I’ve been to Topo Gigio twice in the past few weeks. Agree that it does still appear to cater to an older regular crowd (though oddly enough, on Father’s Day, we ate at a high-top table in the covered outdoor section near the bar, and when I went to the bar to ask our server/bartender for something, some semi-drunk kid sitting at the bar who looked to be in his late 20’s seemed inclined to fight, at least for a second). I haven’t been able to get my people to go back to Orso’s since a rat encounter in the outdoor space several years ago. But in general the vibe on Wells does feel very young. One minute you’re barely 30 and people in their 50s seem ancient; the next minute the in-between-40s period has gone by in a blur on you’re into your 50s and noticing that almost everybody around you is just a few years out of college.

  10. I do like Topo Gigio. Orsos however is disgusting. Went in there a few months back and I will never be back. Appalling lack of cleanliness and zero food knowledge / skill coming out of that kitchen. You are better off dumpster diving than eating there. In fact I would eat at any of the TV-IN-YOUR-FACE loud bars on Wells before eating there ever again.

    I almost forgot — though the crowd is young, Happy Camper is good on occassion.

    Well put. The riverwalk is as busy as I’ve ever seen it and I walk past it multiple times per week. Those of us with boots on the ground see how vibrant this city is unlike those slinging sh*t from NW Indiana claiming to be from Chicago.

    Aren’t the permits already issued? Seems like a done deal. This is the “Duke of Wells” hotel project, yes? I think it will be a great addition to the neighborhood and city.

    First step is tearing down 1520–that demo permit was issued in February.

    I know that the longtime retail tenant (Old Town Oil) moved across the street years ago now, but is the building gone, or not? Wasn’t looking last time I was by there.
