The listing calls it the Lasser Soda Pop Factory but other listings have always just called it the Soda Pop Factory but Lasser was a big soda pop maker in the city until the 1980s.

I don’t know when the building was constructed but it was converted into 9 loft units with a central courtyard and parking in 1987.

This listing says this unit is the largest in the complex at 1800 square feet on 3 levels.

It has a private entry into the living/dining room which has tall ceilings and exposed brick walls.

The kitchen is on the second floor and has white shaker cabinets, granite counter tops and stainless steel appliances.

The two bedrooms are on the third floor and both have bathrooms.

The master suite has his and hers closets and an updated master bath.

There’s a family room in the lower level with a gray wood-looking vinyl floor.

The listing says there are interior stairs to the rooftop deck with views of the Lincoln Park area.

It has the features that buyers look for including central air, washer/dryer in the unit and there is an attached garage.

This triplex loft is just steps from the Fullerton El stop and the Whole Foods as well as DePaul University.

Listed at $599,000, is this a good alternative to a townhouse?

  1. In todays market, one would think that Realators would try an put a little more effort into giving folks a better feel for a place.

    The fireplace is terrible

    The basement and Deck are the only positives

    For $120k down and $3800/mo, apartment living becomes a lot more attractive

    Like the unit but it has all the stairs.
    Plan for 3-4 bar fridges and youre all set.

  4. Like the exposed brick, the deck and the master bath. Don’t like the low ceilings and lack of windows. Probably slightly overpriced.

The entrance looks more like a back door but I do like it especially if the roof deck is accessible by normal stairs and there is room in the roofdeck entrance area for a bar fridge and storage for all those cushions that need to come inside or blow away in winter (or just get nasty from being outside constantly). Separate living / recreating space is pretty nice too – – can tuck a desk away in the basement level for your home office / gym / TV room and not disturb anyone sleeping two levels above but it really would be better if it had a separate space for just an office. It has character. Second bath looks to be ready for updates. I like what they did with the master. So who did the updates? I am not logged in to REdfin but somehow a listing note attached to the 2009 sale is visible to me and it looks like the 2009 seller did the kitchen. Did the current owner do the Master bath? If so, it will make the difference between selling and not selling in a down market. They aren’t going to make money on this. I estimate the price to be in the $475-$500K range for this. Really for folks without a baby though and not for aging in place but there are plenty of childless couples or couples who are young enough with older more self-sufficient kids who this could work for. Given the number of levels between the kitchen and the roof this is one of those set ups where you buy it imagining you will use the roofdeck a ton, but then the reality of shlepping a plate of weinies / spilling ketchup on the stair carpet sets in (or stumbing drunk down the steps), and you don’t use it as much. I imagine having a little baby also infringes on its use. Since the 2009 sale was still peak for this area, I just don’t see how this can be worth more than that.

  8. Enough lofts already! Please, spare me. Maybe a lot of people love them, but I’d never live in one. Can’t we keep this site to maybe, 1/4 lofts instead of what seems like 75%? Please?

  9. I’ve toured other units in this building They were pretty dismal, no matter how well they were decorated. There’s just no light, and there is usually one bedroom with no window at all. I’m amazed these photos came out as well as they did, given the lack of light and views and the weird floor plan. Also, in the units I’ve visited, the stairs are treacherous; I can’t believe they were to code, even in the ’80s. With all that, this price seems high to me.
