  1. Only 14 photos of the actual property, way to go realator.

The single barstool at the island looks lonely

Mrs Gaines would be proud of area behind the TV

Why would you set this up where you have to go thru a WIC to get to the MBR?

The 1300 seems awfully generous. Could see someone going all Jack Torrance being trapped in this space

Again $175k down and $5300/mo? Think you could do much better renting

  2. If I were listing a place that had this tiny a sliver of a lake view, I don’t think I’d include a photo to highlight just how tiny a sliver it is. Kind of desperate.

The views kind of suck but maybe that big TV makes up for it.

  3. Yes, I know the furniture doesn’t stay with the place but why all the traditional furniture with all of the newer modern finishes. This place would look so much better with some adequate staging.

    Somehow, on the 40th floor, 1347 = 1100:

$670k including parking. Is this really $250k worth of work?

  7. Why exactly would you “renovate down to the studs” on a property that is just 15 years old and appeared to be a high quality build?

  8. I think I’d take the unit on the 40th floor for $200,000 less even if it’s not “renovated down to the studs.” Funny thing is, the view still sucks even on 40.

  9. The bedroom in pic 12 looks so small you can barely walk in it.

“This unit has a north facing balcony overlooking Holy Name Cathedral.”

That means you’re 1 block from one of the highest crime locales in all of Chicago. State & Chicago Ave. red line entrance. You know, just outside the sleeping quarters of left-wing Cupich and his liberal cohort there who never go out there to actually help the poor.

  10. PS I mean could you imagine living right there in River North and witnessing liberal prelates, their feminist hags, and the hag fags that hang with them, actually going outside on Chicago Ave and trying to talk their sense/nonsense with young black gangbangers, felons, and homeless hetero male addicts? LOL, grab the popcorn.

  11. anon (tfo): It looks like the 03 tier is a different unit on the 40th floor than on the 14th.

That said, the floorplans you linked show this unit to be 1265, not 1347. And, that appears to include the outdoor space.

Helmut: you may not be aware (not living in Chicago) of the new project going in right there: One Chicago Square. About a one Billion dollar development project. I woudn’t have too much concern about that locale.

  12. “One Chicago Square”.
Ahhh yes, a billion dollar project built on land that was sold to pay the liabilities for the sins of priests working for the aforementioned liberal prelates across the street.

  13. It’s nice. It’s not nearly a million dollars for a 2/2 in a dated building nice though.

    This place looks super small.

Yep- he pretty much has no idea what is going on in Chicago. And with Curbed momentarily shut down, has no way of keeping up with the new projects from a far either.

Also going into that project will be a really large Whole Foods which should really spiff up the area. If only they would build across the street from this project on that lot next to the YMCA. Who owns that? Prime spot now that million dollar condos are going in across the street.

Those finishes are old and needed to be replaced. Have you seen the original units in there?

Also, the building was originally going to be apartments but the condo boom took off so they started selling it as condos. It sold out quickly and then they built the condo building next door.

Appears to be Loyola U. Think they own the buildings on State b/t chicago and Pearson, too.

  17. Sabrina:

Why don’t you ban HH? Can you tell us the conscious decision not too?

1 – you state he doesn’t live here so perhaps 2 – his commentary on RE is to spread quotes like like “their feminist hags, and the hag fags”

    thanks

  18. For reference there is government interest in moderating hate speech

  19. I agree with a prior poster that it looks nice, but small. The premium for the renovation just like with some prior Nate B featured listings though is too high

  20. Oh, don’t ban the idiot bigots like HelmutHofer and HD. Coming here and watching them is fun, like watching troglodytes in a zoo smear their own feces all over themselves. They are rotten, idiot sh*tbirds for sure, but their conversational knuckle-dragging keeps the discussions here amusing: kind of like clowns filling in intermission at the circus.

  21. Since HH doesn’t appear to understand the definition of free speech under the Constitution, let me remind him that the First Amendment applies only to government control not being allowed over free speech (with some exceptions if public safety is at risk).

This is Sabrina’s site. She runs it. She has every right to ban you if your speech offends. What you say here is not free speech. It’s what the site owner chooses to let on their platform. If you own a store and someone comes in and starts using insulting speech against customers, you wouldn’t be losing your “free speech” if the store owner threw you out. Same thing applies here.

Not sure why so many on the far left and far right can’t understand this simple distinction between government and private controls on speech.

You do have every right to go into a public square and yell nonsense about “homos” and “hags.” The government can’t stop you. But you can’t do that on my property. I’ll throw you out and I’d be well within my rights.
