  1. Certainly has charm. Kitchen location is not great. Rolling the dice with a shared balcony. There’s no mistaking which bedroom is the primary.

  2. “July 2004 for $485,000” + CPI = $773k.

    Ask is a little ahead of cpi from ’88 and ’98, which makes sense given how much nicer this spot is than 35 years ago.

    Baths and kitchen are trash at the ask, tho.

    3W went for $605k last year with decently updated kitchen and baths:

    This one should be 605 minus the cost of reno up to approximately that level–so, maybe 499.

    My thoughts exactly. Whomever put in the early 90s era kitchen and replaced some of the vintage lighting with cheapo 90s era fixtures really screwed this place up.

  6. Reduced to $564,900.

    I get signaling via the reduction (duh), but what does the $100 do that the $10,000 doesn’t? I cannot imagine anyone is searching with an “under $565,000” trigger. $100 under any $25k increment is different.
