Character Abounds in this East Lakeview 3/1 with Parking for $449,000: 729 W. Roscoe

This 3-bedroom in 729 W. Roscoe in East Lakeview came on the market in May 2023.

Built in 1891, this building has 4 units and exterior outdoor parking. There is also an extra storage room.

It has 10 foot ceilings and bay windows.

The listing says “character abounds” as this unit has many of its original vintage features including the hardwood floors, trim, and crown molding. (None of which are painted.)

The unit also has 2 built-in hutches, including one in the separate dining room.

It has a decorative fireplace with the original mantle in the living room and solid wood pocket doors.

The kitchen has been “updated” and has maple cabinets, granite counter tops and “newer” stainless steel appliances.

The “updated” bathroom has white subway tile and a large soaking tub.

There’s a south facing deck off the kitchen and a separate family room.

This unit has the features buyers look for including central air, washer/dryer in the unit and a designated exterior parking space.

It also has an extra-large storage room.

This building is the middle of East Lakeview, near the shops and restaurants, with movie theaters and Wrigley Field nearby.

Listed at $449,000, is this old school vintage Chicago living?

Lance Kirshner and Laura Dewey Lando at Compass have the listing. See the pictures here. Sorry, no floor plan.

Or see it at the Open House on Saturday, May 6, 2023 between 12 and 2 PM.

  1. dishwasher is new since last sale; otherwise the appliances are ~10+ years old, and were close to entry level at the time.

Rest of the kitchen looks like it was done for the ’00 sale: + CPI = $542k, which pretty well matches the wear/tear/deferred-updates.

Just a curtain in front of the pantry/laundry sucks, especially with having to squeeze past the stack to use the storage.

Bathroom is nice enough, but the floor/wall seam on the tile would make me nuts (and the floor tile, imo, clashes with the subway walls).

Worst thing about it: still too close to that 7-11

That one sold for $465k, Jun-21.

Good catch. That 7-11 with parking lot looks sketchy AF. Wouldn’t be surprised if lot of questionable things go down there.

Yep, I see crimes reported at that location rather often.

This area is no longer safe at night.

We’re at the point where people who live outside of the Chicago are now pontificating on the “safety” of it at night? Really?

  5. By the way, I was about to crib on this 1 bedroom at 260 E. Chestnut that just came on the market, but it went under contract in 1 day.

    Ba ha ha.

    Renovations matter.

Here’s what the listing said: The sellers spared no expense in every upgrade! The custom 240 bottle glass wine room is just the start of a long list of improvements from flooring to cabinetry, appliances, custom closets and window treatments.

  6. I love everything about this unit except the lack of a second bathroom (could even be a half bath) and the fact that it’s on a noisy block. Otherwise it seems wonderful.

  7. Things may have changed but I lived around the corner from that ugly 7-11 many years ago (in the 90’s) and it wasn’t a problem area then.

  8. “Things may have changed”

Yes, things have changed in 25+ years.

I do not know specifically that there are “safety concerns”, but it’s still too close to be desirable. I’d say the same about a gas station, or any other 24 hour use with a surface lot in front.

I mean its beautiful but seems like a massive loss of storage space. Do you need 240 bottles of wine in a one bedroom hahaha??

  10. It’s actually almost 30 years, anon. I wish that 7-11 had been torn down – such an eyesore.

Thanks for the update Madeline. Not much available under $500k with the parking and w/d in this neighborhood.
