This is a really nice 2Br/Shitty 3Br
Looks to be the nicest unit in the development finish wise compared to whats sold recently, I dont see the premium they’re asking.
Think this sells for $700k
This will sell close to asking despite the niche aesthetic. The location and neighborhood is excellent imo. Shouldn’t refer to a kitchen as a “chef’s kitchen” without a proper ventilation system.
Not really my kind of place, but I’m not a fan of high ceilings and exposed brick to begin with. Price seems rather high for what you get.
Appears to be about 1750sf gross.
is there access to the garage from the back door, or is it only via sidewalk?
I previewed it before seeing the price and guessed $480K, tops.
“guessed $480K, tops.”
Here is a list of all of the 3/2.5 units in Lincoln Park, for sale or pending, under $600k:

Note that this one’s “2240” includes either the garage or the roofdeck, and the actual interior area is about the same as the feature.
$625k might have been a reasonable lowball guess; $480k belongs in 2010.

Yep. The market has moved up considerably in the last decade in Lakeview, especially for 3-bedrooms.
This townhouse closed.
Originally listed at $739,000. Closed in March 2022 for $719,000.
Sold just 2 years ago for $670,000.
Chatterati was wrong on what this would sell for. Hard to get a grip on how hot this market is in 2022.
Will be interesting to see what happens with mortgage rates near 4.5% but apartment rents up 5% or more.
