  1. Whoever took the photos isn’t doing the seller any favors. The pictures make the unit look extremely small and dark, with a bunch of tight spaces.

    Floor plan seems to indicate the unit might “live” bigger than it appears to in the photos, but no way of knowing. Still, I think the price is too high for a place with so few amenities in a rather undesirable location (noise factor has to be pretty big here with Sheridan making that turn west).

    Its an odd way of phrasing. Theres a difference if its physically available Vs you have the right to rent, but its fully leased

    This is a very nice building, and this unit is on the tier with the best views. Properly speaking,the building is in Edgewater, though it’s still in Ward 49, which thrusts a finger into that neighborhood.It is by and large a very safe neighborhood these days, and has good public transportation, as well as proximity to retail, parks, a public library, health clubs, and restaurants.

    The unit is larger and better lit than it appears. The HOA is right around $0.50 a square foot, which is reasonable for a building with 4 elevators (2 passenger, 2 freight), and that includes all utilities but the occupant’s electricity and communications. The place is well-maintained,and has parking available.

    The only thing I don’t like about the place is the number of rentals, mostly the much-smaller one-bedroom units.

    Can add that this place will have hard time selling for $384,000 when its mirror-image twin, unit 2E, is also on the market for $300,000, and has been for some time.

    3F is a rather better unit, as it’s on the right tier for fine views, while 2F is on the opposite site, with views of the wall of the large house opposite and the buildings across the street, and its upgrades are not quite of the quality of those in 3F. But there is NOT $84,000 difference between the two units, and 2F retains more vintage details.

    anon, the square footage and configuration are the same for both units, no matter how the occupant utilizes the space. The only edge 3F has, is its views of the lake and Loyala U park, and slightly higher-quality renovations. I’d pay a $20,000 premium for that, but not $84,000.

    sonies, the “trash elevator” is the freight elevator. I don’t know who thought of the term “trash elevator”. Strange nomenclature.

  12. Looking at the floorplan for 1F, the “trash elevator” is the closet in the kitchen.

    I hope the “trash elevator” is really just a freight elevator. I spent way too much time trying to imagine a mechanism to transport trash. My best guess was something like old valet parking elevators with a step and hand strap but garbage shelves continuously cycling down before dropping into a dumpster in the basement.

    you chuck your crap in there and it falls like 50 floors down into a dumpster

    it was at the end of a hallway from what I remember, or maybe near the elevator bank…

    that would be insane with the noise and smells to have it actually in your kitchen

    Correct Lauren. (Sorry you had to wait 3 hours in a waiting room without much cell coverage. Yikes.)

    This building has resident elevators, freight elevators and a trash elevator that is conveniently accessed from the kitchen. I’m assuming that means there is NO trash chute. You get in the trash elevator and take the trash downstairs.

    Look at the listing for 2E.

    It has a floorplan, and they took out one of the bedrooms.

    It is NOT (NOTNOTNOT) the same configuration.
