  2. I went to the OH. It’s a charming place that’s been rehabbed nicely and is well decorated. Great block. In the current low inventory market I think it will go quickly.

    But with no AC, radiant heat controlled by the building (no thermostat), and just one small bathroom, I think it will be a long time before the 2024 buyer sees a ROI.

    No rentals allowed in this building.

    The 2nd bedroom is no less a bedroom than those 2/2 in most Lakeview 3 flats which require cutting through the back bedroom to reach the balcony. The room has a closet, window, door, and enough room for a bed.

    what do these sales tell us?

    It took a decade to make $30K in the 90s, though how much was lost to transactional costs?
    1998 owner “made” 27K in 5 years.
    2003 made $13K in 1 year

    and then the 2004 owner held on for 17 years just to make $100K! I bet they moved out the Naperville and rented it to DePaul students for most of that time.

    I love this block. One way street which is quiet but you’re near everything. And this building has a backyard AND parking.

    It also helps that it’s top floor.

  14. Pretty nice but a one bath is a non-starter for me. Also, is Burling north of Diversey the street where one side is a parking garage? I notice they don’t show views out the front window.
