Pinnacle of Urban Living in the Loop: A 2-Bedroom for $470,000 at 212 W. Washington

This 2-bedroom in the City Centre Club at 212 W. Washington in the Loop came on the market in January 2024.

Built in 1913, this building was originally the home of the Illinois Bell Telephone Company.

In 2000, it was converted into 183 units and has an attached parking garage. It has a 24/7 door staff, a fitness center, roof deck and dog run.

This unit is a corner unit that the listing says was “meticulously renovated” by acclaimed designer Rae Duncan.

The listing says it “epitomizes luxury and sophistication.”

In addition to new bathrooms and kitchen, the seller replaced fixtures, appliances and the “entire AC system.”

There is “opulence at every turn.”

There are dark hardwood floors throughout and the listing says they are the original wood floors.

The chef’s kitchen has “bespoke craftsmanship” with light wood and white cabinets, an island that seats three, stone counter tops and stainless steel appliances.

There’s a gas fireplace in the living room.

The primary suite has custom designed California closets and an en suite bathroom with a walk-in-shower and a double vanity.

It’s a split floor plan and both bedrooms have windows but it appears that the second bedroom may not have full walls (???).

The bathrooms have RH sinks.

The unit has a private balcony overlooking the treetops on the roof deck (facing west?).

This unit has the features buyers look for including central air, washer/dryer in the unit and garage parking is available for $35,000.

This building is in the middle of the loop, near shops and restaurants such as Beatrix and Beatnik on the River, Catalog which is the Willis Tower food hall, and the French Market. There are dozens of buses and the subway nearby.

Listed at $470,000, that’s $160,000 above the 2021 price of $310,000 which appears to have included the parking.

Buyers love new.

Is this a perfect loop home?

Matt Laricy at Americorp has the listing. See the pictures and floor plan here.

  1. Nice remodel, kitchen very on point – nice to see windows in the bedrooms as many units in here have lofted bedrooms

LOL who? and no it doesnt

    Not 1250sf

Looks like an attempt to integrate MCM influences done poorly

Overall not a bad remodeled unit, seems a fair bit over improved for the bldg (Look at 1203) and the space is extremely limited (LR is really tight)

At $500k w/parking this is going to be a tough pill to swallow. I’d take https://www.zillow.com/homedetails/212-W-Washington-St-APT-1005-Chicago-IL-60606/159466878_zpid/ w/ 2 parking spots for $550k if the parking is “worth” $35k they’re a wash. Trading the updates for a lot more sf and Yeah the Faux brick would be deleted ASAP

There must not be a rEAlLy gREaT StARbuCks near by.

  6. This is a nice remodeling. The room dimensions on the floorplan should be corrected.
Is the balcony above the dog area?

  7. “this location is depressing.”

I like this location if I were looking in the loop. I had a friend who lived in the building next door. Easy transportation, plenty of restaurants and such nearby. It helps that there’s the food hall in the Willis now, and a Starbucks, because all of it is open on the weekends.

Plenty of natural light and this unit doesn’t stare directly into another building to the west. Nor will it due to the parking garage.

If you lived in Chicago, or even visited, you’d know the answer.

  9. The kitchen is beautiful. Very unique. I like the bathrooms too. This feels very modern.

Good light and views. Nothing to do except move right in.

  10. Also, the basic 2/2 from 2005 that was $400,000 is now $500,000 plus parking. But notice that parking prices have never really gone up and, in some cases, have gone down. Just not a big selling point in Chicago, for whatever reason.

  11. I worked nearby in 2000 when this building was converted and even then I had trouble figuring out why one would want to live in this location. It’s just too much like living at work. I get the convenience factor, but I’d prefer not to be right in the heart of the Loop. It just seems like an impersonal place to live, not a true neighborhood.

  12. “in 2000 when this building was converted and even then I had trouble figuring out why one would want to live in this location”

I completely agree about “in 2000”.

    I might agree “in 2024”.

    I completely disagree “in 2019”.

To this unit: the reno is nice, but they’re fighting a tough size and layout IMO.

The higher floor 04 units are a lot more ‘normal’ layout, and IMO, very very much preferable–not that any are currently for sale, but here’s an example: https://www.redfin.com/IL/Chicago/212-W-Washington-St-60606/unit-2004/home/113098757

So, 24 years after this building was converted, NO ONE wants to live in this location. Not a single condo has ever sold in this building or the sister building next door at 208. No other apartment buildings or other condo buildings have anyone living in them in this location either.

    Come on.

It may not be YOUR neighborhood of choice, but others HAVE, and WILL, choose it.

  14. LOL, Sabrina – you got me on that one! Touche!

Yes, not my cup of tea, but obviously there’s a market for it. Less now than in 2019, as anon mentioned.

  15. Anon, the one you posted is better but it has a window-less BR, not my preference. Good for storage or a baby, I suppose.

Above list? But this is in the Loop and the Loop is dead.

    Lol.

  20. Its so funny that this is the unit you want to brag on going over list.

Seems odd that it went contingent a month after coming on the market and sold over ask.

TFO – can you tell if the parking was included?

  21. “can you tell if the parking was included?”

I can. I didn’t look, bc I assumed that it was assumed that it did.

    [checking…]

Yes, of course it included the parking: Unit 704-C and P5-6.

    So, $20k off ask.

  22. Thanks and yeah it seemed a little “off”

    This is my shocked face.

Its almost like you can take 98.47% of Sabrina’s statements as flat out incorrect. Not a very good tracke record for a self-proclaimed “expert”
