    Great raw space, but execution makes The Buyer pool for this is extremely small. 500sf of dressing space = stuff UHNW people like

    The condo over 4star hotel is going to be interesting moving forward. Def was built for Boomers and I don’t see GenX replacing boomers, especially with the Boomeriffic floor plans.

    Also curious if the amenities/HOA fees are going up to help the Hotels stay afloat.

    Sabrina likes to tout the number of $$$ sales, but it seems like there are a lot of these properties out there. Lateral moves to No9 or leaving the state?

    That indicates a market value of about $2.6m.

    All the rest of us pay more, so that 4S condo owners can pay less.

    Ludicrous.

    2021 AMV is $3,731,500 and under appeal. If that had been the ass last year, tax would have been ~$78k.

  6. As to whether this could be a “family residence,” I suppose so. But if I were about to start a family and had this kind of money, I’d pick a more family-friendly neighborhood and perhaps a smaller, more vintage building.

  7. The floor plan just isn’t all that conducive to being a family home. If you have two young kids, they either have to share the room next to your MBR, or one has to be all the way across the unit in the “office/BR.” Not ideal.

    Completely agree. A fair tax should be $90,000 a year. It’s amazing how the super rich never have to pay their fair share. Look at the taxes at 840 N. Lake Shore Drive.

    Unit #303 is 3,900 sqft and is listed for $2,950,000 and the taxes are $20,380 a year. A fair tax should be $59,000 a year!!!
