A 3-Bedroom Remodeled Luxury Vintage Penthouse in Lakeview: 2845 N. Burling
This 3-bedroom penthouse at 2845 N. Burling in Lakeview came on the market in March 2021.
Built in 1915, this building has 8 units and assigned exterior parking.
It was converted into condos during the housing boom in 2006.
This is a top floor unit which has 12 foot ceilings.
The listing says it has had an “exquisite” remodel and has designer finishes.
It has an open living/dining and kitchen concept.
There’s a chef’s kitchen with white cabinets that go to the ceiling, gold cabinet hardware, faucet and pendants, a white quartz island, marble tile backsplash, open wood shelving, high-end stainless steel appliances and a beverage refrigerator.
French doors open into the third bedroom.
The primary suite has wainscoting to the ceiling and an en suite bath with double vanity, jetted tub and walk-in shower.
The third bedroom also has wainscoting to the ceiling.
There’s a private deck off the back of the unit and the listing says the unit has roof rights.
It has the features buyers look for including central air, washer/dryer in the unit and an assigned exterior parking space included in the price.
Burling is a favorite street for many because it is leafy and private yet is steps from the Trader Joes and the shops and restaurants of East Lakeview.
If this building looks familiar to some of you, that’s because this unit was on the market last year and sold during the height of the first coronavirus shutdown, in April 2020, for $626,000.
It has come back on the market after the remodel at $715,000.
Will it get the premium a year later?
Julie Busby and Ali Rozina at Compass have the listing. See the pictures here.

This building has a beautiful façade.
So elegant.
I think about the 8-unit buildings being built today compared to this.
Wait a minute, I just realized this is the wrong building.
ha ha
On the same street. Looks very similar. Both have the same beautiful façade.
No, I was wrong again.
It IS the correct building in my picture.
Wow- the lighting makes it look so different from the one in the listing picture.

Whats the premium when they obviously invested money into the unit? Might be useful if you stopped shilling for 15 minutes a day
If this was a flip, they are cutting it really tight, w/ the carry for 10+Mo
Lay off the boxed wine
“Whats the premium when they obviously invested money into the unit? Might be useful if you stopped shilling for 15 minutes a day”
Are those updates worth $100,000 versus a year ago?
We’re going to find out in this red hot market.
And everyone loves the white/gold kitchens now. It’s certainly on trend.
If this was a flip, they are cutting it really tight, w/ the carry for 10+Mo
I’d be surprised if this is a flip; some of the improvements seem taste-specific (does panel molding have a good ROI?) or excessive (they could have just painted the kitchen cabs rather than adding new ones). I think this is someone who intended to live here longer.
Exterior is gorgeous and the reno is really nicely done.
“Are those updates worth $100,000 versus a year ago?”
Actually, closer to $90k on the ask and it hasnt closed
And no the updates IMO arent worth $100k
Why dont you buy it and flip it again? The Market is Red HAWT ™
I love the double cabinetry that goes all the way to the ceiling on the back wall of the kitchen. They cheapened the look however with the IKEA picture ledge “open shelving”.
2 Bed + Den.
The front “bedroom” isn’t even good for guest use as it is so far from the bathroom and only accessible by walking through the common areas.
“They cheapened the look however with the IKEA picture ledge “open shelving”.
I actually like the application here. they added a ton of storage with all the upper cabinets. not like they needed any more.
impossible to tell they’re ikea. do they even have floating shelves?
they could have just painted the kitchen cabs rather than adding new ones
Meant to mention the new countertop and backsplash. Totally unnecessary for a flip.
IKEA picture ledge “open shelving”.
I think we agreed that open shelving gets added to the cribhater list, which now includes:
Diagonal wood floors
Microwave above stove / no hood
Vessel sinks
Open shelves in kitchen
Spiral staircases
Outdoor space only accessible through bedroom
Dual height counter
No space for dining table (applies to 2+ bedrooms only)
Only space for TV is above fireplace
“ikea. do they even have floating shelves?”
Of course they do:

Even looks like it’s the right color.
“Meant to mention the new countertop and backsplash. Totally unnecessary for a flip.”
Not if you’re selling a luxury penthouse. You dont want your friends to see you using a countertop that isnt on trend. They might forgive the lack of a waterfall edge, but they’ll draw the line at a granite look.
Goodbye LPTS
Beautiful
Double cabinets are useless when even the top two shelves of normal cabinets are hard to reach. Aesthetically great, but without function
They could have done better hiding the tub control panel. I would have liked to seen the closets.
I cannot imagine paying $700k for a walk-up 2+den/2 with a view or inside parking.
“Even looks like it’s the right color.”
ill blame my wife on that one with her poor search skills. looked for one online for the kids room but couldn’t find it.
ikea one looks to be a lot lighter. could be from anywhere.
Am I Missing something, I am only counting 2, yes two bedrooms?

“Double cabinets are useless when even the top two shelves of normal cabinets are hard to reach. Aesthetically great, but without function”
Totally disagree. Anyone who entertains or stocks up at Costco can use additional kitchen storage that doesn’t need to be accessed on a daily basis.
“ikea. do they even have floating shelves?”
what do you think ikea stocks?? Shelving has to be one of their top-selling products.
They would have been better off going with glass floating shelves with some high-end hardware.
The fact that the shelves are indistinguishable from what IKEA sells tells you everything.
“Anyone who entertains or stocks up at Costco can use additional kitchen storage that doesn’t need to be accessed on a daily basis.”
Nope, too hard to reach even with a ladder. That is what closets and bathroom under sink storage is for. Under beds are great for storing excess drinks.
“ikea one looks to be a lot lighter.”
Yeah, all their light-colored veneers start off super light, but darken pretty quickly with exposure to life.
Still, yes, they could be from almost anywhere that makes floating shelves in almost exactly the proportions and size that Ikea does.
The shelves on both sides of the couch are also from Ikea. I’m 100% sure about those, bc I have one, too.
Market is red hot as even the local media is reporting.

“If it’s priced well, it sells the next day,” said Cyrus Irani, a prospective homebuyer.
Irani, his wife and three boys are looking to up-size from their Chicago apartment to a house, but even their offers above asking price haven’t gotten them anywhere.
“We made an offer for one, over asking, the very next day, but we didn’t get it,” said Irani.

“ They also say there is “pent up” demand because very few people moved last year, during the peak of the pandemic.”
“People didn’t move in 2020. So you’ve got the buyers from 2020 in the market plus the buyers from 2021,” said Jennifer Ames, Advisor at Engel and Volkers Chicago.””
Unpossible. I was told that by June there was no affect from Covid
Jenny seems pretty smart
Yep- no one moved in 2020 which is why we had sales at 14 year highs for the past few months and nearly the same sales in 2020 as in 2019 even with sales crashing for 2 months.
The sales going on right now are NOT due to someone who was going to buy in April of LAST year not buying due to COVID. Those people bought last summer. The spring sales were pushed into the summer and that was that.
Are there some people who got to the end of 2020 and decided, “hey, this house really DOES suck for working from home and we’re having another big outbreak and my office is saying we won’t go back until next September so maybe we should look to move this spring”?
Yes. Definitely.
But that’s NOT a “pushed out” sale. That’s a lifestyle choice.
Plenty of buyers still looking to make changes due to lifestyle changes. If the doom and gloomers on this site are correct, and NO ONE is ever going back to their offices downtown, then we will see record home sales for the next several years as people try to get spaces with home offices and better layouts for their new lives.
As I’ve been saying, this hot market is a multi-year trend. The bull market in housing has begun and will last for years.
Hooray!
Prices are going up in Chicago until the developers start building a LOT of new homes.
“Yep- no one moved in 2020 which is why we had sales at 14 year highs for the past few months and nearly the same sales in 2020 as in 2019 even with sales crashing for 2 months.”
Because the sales were pushed out. Again what were sales in the city like in 2020 Vs ’19, ’18 etc?
“The sales going on right now are NOT due to someone who was going to buy in April of LAST year not buying due to COVID. Those people bought last summer. The spring sales were pushed into the summer and that was that.”
You surveyed all buyers? People were furloughed, took pay cuts etc affecting their ability to buy
“As I’ve been saying, this hot market is a multi-year trend. The bull market in housing has begun and will last for years.”
You say a lot of stupid shit
Define the bull market location (Chicago, Chicagoland, US), Years and the Metrics
“Prices are going up in Chicago until the developers start building a LOT of new homes.”
What type of Homes? SFH? TH/Low rise Condo? High rise?
You always neglect the alternatives people have with WFH – They arent tied to a location. leaving the city and moving the Sub or Ex-Burbs is eminently more feasible w/ WFH. Especially with the Tax burden, Education and services the City is responsible for – is there a value proposition there?
“Am I Missing something, I am only counting 2, yes two bedrooms?”
So did anyone find the 3rd bedroom?
“So did anyone find the 3rd bedroom?”
The room off the LR has a door, a closet, a window and no plumbing. That’s a bedroom!
“The room off the LR has a door, a closet, a window and no plumbing. That’s a bedroom!”
Then that constitutes a full wind up kick to the groin to the realtor, at minimum a back hand slap to the nose.
It was a bedroom before the reno, it isn’t now. I will question if it is truly 9 feet wide.
Contingent.
This is a nice looking unit on a pleasant street. Not sure I’d pay this much, but we’ll see what it goes for.
