  1. Aug-96 price + CPI = $574k.

Held back by that HOA, which isn’t exorbitant for the unit size, but is still a big deal.

  2. Looks like they’ve got the Motel 6 thru wall AC so thats a plus.

Painting and handle change is “Refurbished”

    Not close to 1700sf

    LOL on the HOA

If you had to be in the GC, I’d chose this – https://www.zillow.com/homedetails/21-W-Goethe-St-APT-10G-Chicago-IL-60610/3857949_zpid/

Lack of laundry is a bummer. Any idea if prohibited? Perhaps allowed after the plumbing riser project is completed?

And the subject property is a modern architectural marvel…

  7. Beautiful staging and bright white paint. I can easily imagine replacing the staged furniture with mine, even though my own style is different. Kudos to the people who put together the listing.

Now, for the unit itself, ugh. Wall units AC, no parking, wood burning fireplace, dated kitchen. I had the same range and microwave from 2004 for 11 years until I replaced them last spring. So glad to have them gone.

For 21 W Goethe: Looks like a dated Marriott suite. No laundry and weird kitchen are perfect for a hotel.

    This is why HOAs exist.

Too bad the inside does not live up to the outside. I kinda want to walk to see it. It’s five miles away, maybe bike it.

  11. I like the layout, especially the french doors for the office (this is a 2 bed + office/den as there’s no closet)… but the price is insane especially with that HOA.

I also saw that castle home searching independently hahah

  12. Decent interior despite the bland exterior. Interesting floor plan, and nice to have the extra office space. Seems like a deal considering the space and location. But no outdoor space, sadly, and no view.

  13. I wrote that before checking the assessment. That’s way out of line. The asking price will have to drop further.

Agreed Lauren. Staging and presentation matters. Quality of the pictures matters.

  16. @Madeline – – thank you for posting that blockclub link. Very touching. I too was mocking the home an thinking the occupants are image motivated (ornate exterior, luxury vehicles), but now I find the whole story so endearing and sweet. I wonder why he is selling now?
