Foreclosure case filed in Dec-19. Lot was $1.4m in Feb-14, construction loan for $2.85m, increased to $3.5m, then $4m, then $4.35m.
I think this (long) block of Burling is a nice little street, but it is 1,000% NOT what I think of when I think of locations for $3m+ homes, nevermind twice that.
Now, THAT is a hood vent.
But this is crib chatter so I have to complain about something: The primary kitchen island seating area sucks. Why the two level nonsense? The island in the basement kitchen is nicer.
Head-scratcher that the roof deck was never done….I like the house well enough but cannot imagine who needs this…then again I will never have this kind of money. No views from any windows. Really don’t get it. The best part about this home in summer would be a really great roof deck….and a second outdoor kitchen up there.
Arguably the same location but this one right on Wellington is definitely “less” desirable since it is closer to the hospital and related traffic…also in general I find the exterior on this one much less attractive and the interior is rather awful but that is mainly due to the current occupant’s stuff…

Also, on the Subject house the folks either never fully moved in or have already moved out…so they better start getting more realistic on price.
At this price point and size, houses need two toilet rooms in the master bath.

At over 10k feet, it is indeed a huge home. However, I would have guessed it was worth closer to 3 million than 6 million. For 6 million, you have similar, amazing options in every city in America.

The elevator stops there–they designed the house to have a roof deck, but didn’t finish it. For $6m.
In the 3d tour, you can see a major cock-up related to that: one of the drain vents is directly outside the door to the roof. What a buncha bozos!

@kk, the other reason people in the burbs don’t have roof decks is because they don’t have views. IN an urban setting a roof deck gets you more privacy and potentially, views…Here, a roof deck seems like it would offer more privacy and feel like a get away as opposed to a boxed in yard ….boxed in by not the most attractive of surroundings (although I have seen far worse). Yes – – roof decks are a bit of work getting stuff up to them, but then again you can treat it as part of your workout plan or if you truly can afford the $6MM home, have the help bring it up.
The true head-scratcher is if you are in this stratosphere of wealth, why not pick a better site and hire an architect to design something special with windows and landscaping that frame interesting things? This home was literally “kerplunked” on the site. Who was the builder? Are they currently in bankruptcy?
Id need to drink alot if I was dropping 6M on this and it has no bar that I see — didnt look that closely since its not really that interesting.

“design build” is appropriate for formulaic structures for entities that have experience and on similar sites….no custom SFHs. Even the craphole condos that went up next to me had architectural plans and some details (that were only loosely adhered to during construction but that is another issue).
Is there an architect out there willing to fess up to this place or is their side of the story that the builder ignored the details in the drawings?
I agree with the comment about this stretch of Burling not being what one thinks of for a house this price.
For the price, I’d rather have a house on Burling between Armitage and Willow. Narrower lots on some places but most of your neighbors are also in 3-4+ million dollar homes, if not more.

chichow: there’s a reason that the f/c info is still here. Unless/until that lis pendens gets released, the public record shows the land as subject to a f/c, and that’s not subject to dispute.
There was a BK of a “Murray Group” entity, but (1) I can’t say it’s the same entity, and (2) the BK of the “Murray Group” entity was closed in 2019. So, even if it was the same entity (DUNNO!!), it is not currently in BK.
@Groove77….dying laughing. Did you intentionally pick the 538 W Deming listing given the ahem….firm behind the reno (which apparently took all of 2016-2019 based on the google street view pics). I am sure the neighbors were thrilled with the four+ years of a construction dumpster in the road.
Beautiful looking reno – – especially as compared to what a travesty that home was prior to 2016 (see old Redfin listing). I suspect this home belongs to someone at the firm? Clearly they put $$$ into it, but even if they put a cool million into it, they are looking to make over $1.0MM on it. I wonder if they will get it. If the adjacent building is rental and not condo I say no….but I definitely prefer 538 Deming to the Subject even though in general I prefer modern. This is an exception though – – it is quite beautiful and with an elevator, you could enjoy it until you are among the frail elderly. The chandelier looks to be missing quite a few pieces of cut glass though. kind of cracks me up. My parents home in Brooklyn had a very similar chandelier…but theirs wasn’t picked clean LOL.
