Not necessarily my style, but great block if you’re looking in this area. I think this moves for 650k as $400+/sqft seems aggressive, though anything more than $350/sqft is an overpay based on recent 2/2 sales in area.
If this sells near ask, the seller will have essentially lived in the unit for free for 10 years and may even turn a profit on top of that. Not bad for buying the dip! Sucks for the new buyer because there no way this place is worth a 1M+ in the next 10 years.
Man, trends are a funny thing. Is it just me or have the large format brown tiles on the wall in the baths (or is it those tiles in concert with the 1″ square stuff?) looking a little long in the tooth? I feel like if they just went with one size tile (and not done the dark brown strip) either way I would prefer it. Normally I am a big fan of the 1″ stuff which has mid-century mod cache but these baths just make me feel like I am in a hotel….Other items that seem to be too on-trend for 2010 are the institutional grade wall mounted sinks in the baths and those dark brown “high end” kitchen cabs. Toilets look pretty low-end too. I want Toto at this price point for a 2 bed in this location
No accounting for taste but as the condo market near where I am at is pretty much at a screeching halt, I don’t see them getting anywhere near ask on this. Take $150K – $200K off the ask and they are in business.
Although I should add that it is rather spacious for a two bed and I do like the floor plan. Perhaps the kitchen wouldn’t look so bad to me if the floors were stained a different color.
Are these the ones Mark Peters did at Studio Dwell? I always liked his stuff. I agree the tile is on the way out. Fine for now, but showing age.

The WORST fill valves. When you have to replace them, be sure to not go OEM–get the Korky.
Also, it may have just been a quirk, but the OEM flaps completely deformed in ~6 years as well.
