Another 2 Br sold here for $485k – a little smaller (though might have been the same with actual useable space) but in a lot better shape.
It’s like they want a $150-$200k premium for the ability to add a deck. And using Sabrina’s cost estimator (9 out of 10 professionals prefer it to Means) that’s at least another $250k to build something useable

And THAT was what they chose? WTF? Stands out as one of the most out of place things in the unit.
$599, seller pays special and for the new deck (trex + Pergola) off the BR and a railing that matches the space, and replaces the carpet, to be completed before closing. $499, less the estimated special, otherwise.
Seller is really shooting for the moon here. Needs at least $150k-$250k in work to become an impressive, modern loft. I don’t think this sells for much over 500k. Its pretty dumpy as is.
One of the more hilariously bad listings in recent memory. What a DUMP. The kitchen counters are pretty but that’s it. I feel like I can smell this unit. That blue carpet looks disgusting. Finishes are generally pretty long in the tooth with the exception of the kitchen but the backsplash just looks bad with the counters….
Separate office space is nice but this just needs A TON OF WORK. $375K Tops and they should be happy to get it.

Also pretty sure the lack of some handrails is enough of an issue that they will have to come down on price to install those..and yeah, that white balustrade/handrail is just the most idiotic choice for this space. Would have loved to see what this looked like when someone actually lived in it….

1800 sq ft in that building is worth more than $375k even in this lousy condition. How much more, I don’t know. Its a big space in a trendy hood.

$375k is flipper territory
Based upon the few units I saw in this bldg, its a pretty low end property for Bucktown. $628k would be very high end if it was completely updated. $450k seems in the range depending on what you value the 2nd parking stall
And this might be one of the most inefficient uses of 1800sf I’ve seen

Assuming the floorplan measurements are correct, seems like 1800 is pretty close to accurate, but so much of it is in weird angles and stairs.
