Still Looking for that Private Patio? A 2-Bedroom Loft at 2600 N. Southport in Lincoln Park

This 2-bedroom loft in the Amhurst Lofts at 2600 N. Southport in Lincoln Park came on the market in September 2020.

Built in 1925, the Amhurst Lofts has 65 units and heated underground garage parking.

This loft has west and north facing industrial windows with 11 foot ceilings and exposed ductwork.

It doesn’t have any exposed brick or timbers like you usually find in industrial lofts, however.

But both bedrooms do have windows, which is rare for a loft.

The listing also says the bedrooms have soundproofed floor to ceiling walls.

The primary bedroom has a renovated bathroom with a walk-in shower.

The listing says the loft has a “chef’s kitchen” with a built-in pantry, granite counter tops and stainless steel appliances.

The loft has central air, washer/dryer in the unit and one heated underground parking space is included.

But the big selling point in the COVID era is the attached 12×40 private, fenced patio. It is big enough to entertain.

Listed at $675,000, will this big outdoor space produce a quick sale?

Scott Ward at Engel & Voelkers Chicago has the listing. See the pictures and floor plan here.

  1. Not a bad outdoor space but fence looks like it’s failing.

Seems like its priced on the high end and they’re valuing the patio at about $100k.

The ability to WFH/SFH is pretty limited if you have a kid.

  2. “fence looks like it’s failing”

And that’s even with the 2×4 external support. What’s 64 lf of fence cost? They are on the end, so could have it done.

Unit is directly over the garage entrance, and has the complexes dumpsters ~10′ below the north windows.

Nice space, but all the acute and obtuse angles would make me nuts. And no matter how high quality, bifold closet doors fundamentally suck.

  3. So great to have that much outdoor space in the city, however, the neighboring building looks directly down into your patio. No privacy what so ever. Your guests would have to whisper in order not to disturb the neighbors.

  4. Nice, but nothing special. Would be worth more if the Pour House was still across the street.

    (Yes, I am old)

  5. I am guessing no sunlight in the back patio given the amount of green stuff growing on that poorly maintained fence.
