This 2-bedroom in The Marlborough at 400 W. Deming Place in East Lincoln Park came on the market in April 2022.

The Marlborough Apartments were built in 1922-24 and have 106 units. The building has two address, 400 W. Deming and 2600 N. Lakeview.

According to Chicago Apartments: A Century of Lakefront Luxury, 400 W. Deming, which faces south, was built with “servantless” floor plans. The Lakeview section contained larger apartments and had setbacks that overlooked Lincoln Park.

There are several entrances to the building but it has door staff.  Originally, it also had a dining room and room service.

The listing says this unit has been “fully rehabbed” but it has some of its vintage features including high ceilings and crown moldings.

There are refinished oak hardwood floors throughout.

The “brand new” kitchen has been opened to the living room and has an island that seats 2. It also has custom white cabinets, porcelain tile floors, granite counter tops, a subway tile backsplash, an under-mount sink and stainless steel appliances.

There’s room for a separate dining room.

The unit has 2 large bedrooms and walk-in-closets.

The bathroom has also been “fully rehabbed” and has heated concrete tile floors, subway tile shower and a marble tile vanity.

The unit has a 4×5 storage in the basement.

The building has brand new windows and the listing says there is rental parking next door. It’s also a “cats only” building.

It doesn’t have central air or washer/dryer in the unit. There is coin laundry in the building.

This building sits across the street from Lincoln Park and is near the shops and restaurants on Clark.

Originally listed in April 2022 for $394,900, it went under contract but then fell out.

It has reduced $25,000 to $369,900.

Buyers love “new.”

    We rented over on the 2600 side, and moved out in late 2010 so my memory may be fuzzy, but I don’t recall a doorman. There’s a little office adjacent to the 400 lobby that’s staffed during the day, and receives packages, but it’s not a security thing. (I think the live-in super’s wife staffed the office, and he was always working around the building, which I guess provided a form of security. He ran a tight ship.)

    The layout and particularly the TV placement in this unit is madness. Flip the dining/living area and put the TV on that big dark wall, or just put it in the smaller bedroom for crying out loud (and then maybe French-door that bedroom). Maybe a tiny powder room could be added to the smaller bedroom as well – that would be a game changer here.

    Absolutely loved living at 2600. As I’ve probably shared before, we were in town for a couple days to find a place for after graduation. After running all over, we were on our way to sign a lease on a unit in that condo building where the Best Buy is (was?) on Clark. Unit owner at 2600 had just listed on Craigslist that morning, he returned my voicemail, and we had the cab stop there first. A huge 2/2 facing the park with a new kitchen, for a couple hundred less than the place on Clark.

    Don’t know if the 400 building has basement storage units like the 2600 side has, but our one parting complaint was that the basement occassionally floods. Was about four inches deep in our storage unit, ruined a bunch of stuff, and the building and unit owner basically shrugged. Was otherwise our luckiest housing score ever.

    Theoretically, yes. Practically, no

    Kinda ripped anything vintage out of this place, Annony’s correct, TV placement is horrible.

    Changing the ceilings back to white would help

    Could make a nice PAT, would need to upgrade to window units with sophisticated chips.

  4. Looking on RF at the recent sales, looks like nicely updated places get ~$340 psf and not-updated places get ~$200.

    This one should go quickly for close to the current ask.

    Jul-03 + CPI = $495k. Having been fully redone, too.

  5. I came here to say that this floorplan is madness and see that anonny mentioned it was madness before me.

    What was the developer thinking? There’s one bathroom and you have to go through one of the bedrooms to access it. Who would want a Jack and Jill bathroom unless it’s being used as a 2-room suite for a kid (playroom, bathroom, bedroom)? As it is, two walls in the bathroom are wasted with doors, making it less functional. The whole bathroom needs to be gutted and bedroom walls/closets need to be rearranged. The ceilings need to be painted a lighter color and I’m sure that will cost a fortune.

    I wouldn’t have expecting anything, but when it happened, they both said that it happens every so often. Wouldn’t have put any items directly on the floor had I known.

    It’s 12 years later anonny. Things change. Lol.

    The listing says there’s a doorman but there are multiple entrances so I don’t know.

    And your story about how they had someone there to get packages also tells you what has changed. Most buildings with 100 units could get dozens of packages every day. Most buildings have a package room now, or even lockers, where you can pick them up. Everything computerized. Delivery has changed everything at larger buildings, in my opinion.

    Renters are always the last to know. Management would only warn owners. Your landlord should have told you. Sucks that they didn’t.

  11. Seems like a pretty good deal for a 2 bedroom, though having just one bath and no outdoor space are strikes against it. The renovation also stripped any vintage charm that it may have had. Preferably, I’d want to be on the Lakeview side of this building, but obviously that’s going to cost quite a bit more. The space you get here and the relatively low assessment and taxes make this a good buy, especially considering the superb location.

    The 400 lobby sure looks the same. The 2600 “lobby” is the size of many 2600 units’ entry ways (same as the other entry one door north on that side). Yes, of course, that’s been the trend at very old, very high maintenance cost buildings, to ADD door staff. Just like they’re adding additional elevators at such buildings. And, as we all know, listings are always accurate.

  13. The current listing available in 2600 N Lakeview doesn’t list a doorman. But it does now have a package room (of course!).

Rental parking available at 2626 N. Lakeview for $240/month per car. No dogs please.”

  14. Unit 20 sold on May 6, 2022. It didn’t include a doorman either:

    “Secure building includes updated lobby and hallways, property manager, seven days a week building engineer, package delivery app, updated laundry room and additional private storage.”
