A Modern Vintage Gem in Lakeview: A 2/1 with Parking at 2861 N. Burling

This 2-bedroom top floor vintage unit at 2861 N. Burling in Lakeview came on the market in February 2024.

Built in 1924, 2861 N. Burling has 9 units, heated garage spaces and a backyard koi pond.

It has bike storage and the RING security system in the front vestibule.

This unit has south, east and west treetop views and the listing calls it a “modern vintage” gem.

It has hardwood floors throughout and 9 foot ceilings with skylights.

The unit has some of its vintage features including a wood burning fireplace in the living room and 2 decorative trumeau mirrors.

There are built-in bookcases next to the fireplace and the listing says there is enough room to put a desk.

The dining room is open to the kitchen and has a wood beamed ceiling.

The fully renovated kitchen has white custom cabinetry with new kitchen hardware, a tile backsplash, undermount sink, quartz countertops, stainless steel appliances, a wine fridge and coffee bar along with a peninsula with seating for 4.

The bathroom has been “totally rehabbed” with modern finishes in 2022.

There’s a custom closet/pantry.

The second bedroom has a balcony with room for a grill.

The unit has some of the features buyers look for including washer/dryer in the unit (in the second bedroom) and a heated garage space but there’s no central air. There’s window units.

This building is near many shops and restaurants of Lakeview including Dom’s Market, Trader Joe’s and the Landmark movie theater as well as buses and the Brown line.

Listed at $519,000, this unit last sold in March 2021 for $425,000.

Vintage units with modern finishes and features like garage parking are rare.

Will they get the premium 2 years later?

Marilyn Kraus at @properties Christie’s has the listing. See the pictures and floor plan here.

  2. I went to the OH. It’s a charming place that’s been rehabbed nicely and is well decorated. Great block. In the current low inventory market I think it will go quickly.

But with no AC, radiant heat controlled by the building (no thermostat), and just one small bathroom, I think it will be a long time before the 2024 buyer sees a ROI.

No rentals allowed in this building.

Wall unit in the office should be enough, right?

The 2nd bedroom is no less a bedroom than those 2/2 in most Lakeview 3 flats which require cutting through the back bedroom to reach the balcony. The room has a closet, window, door, and enough room for a bed.

what do these sales tell us?

It took a decade to make $30K in the 90s, though how much was lost to transactional costs?
    1998 owner “made” 27K in 5 years.
    2003 made $13K in 1 year

and then the 2004 owner held on for 17 years just to make $100K! I bet they moved out the Naperville and rented it to DePaul students for most of that time.

    DePaul? Up there? Nah.

Some GenXers who didn’t want to buy? Sure.

It stunk to buy during the bubble years, right?

Thanks KK. Was it crowded at the Open House?

I love this block. One way street which is quiet but you’re near everything. And this building has a backyard AND parking.

It also helps that it’s top floor.

A rental? With a wine fridge and custom cabinetry?

Come on. Get into this decade. You’re so out of touch.

What custom cabinetry? The pieces around the fireplace, thats a stretch even for you

Very crowded. According to the list agent, there were multiple offers submitted as of Sunday afternoon. Interesting that it’s not yet under contract.

The garage entrance for this unit is on Orchard.

That’s not what Redfin or Zillow or Compass or Realtor.com or @ or Trulia show.

Where are you getting that info?

Who is it that has direct access to MLS?

    1) do expect a truthful response

I’m assuming anon(tfo) has direct access as he is always posting all the data.

  23. ‘I’m assuming’

Just making an ass out of u.

I do not, as I keep saying.

But you keep calling me a liar, for some reason. While also complaining about bullying. It’s like 10,000 forks, when all one needs is Redfin and the clerk’s website.

  24. “But you keep calling me a liar, for some reason. While also complaining about bullying. It’s like 10,000 forks, when all one needs is Redfin and the clerk’s website.”

I assume you have access to the MLS anon(tfo). It’s okay to admit it. Nothing wrong with being a real estate agent. And I had no idea that it was “bullying” to call someone a real estate agent. That’s a new one.

You have far more info than I can get off of Redfin and the clerk’s website. Not sure how you are able to get it all. But I also don’t care.

Someone asked who had access to the MLS on this site and I gave your name. If you don’t- that person might as well look to you for the data anyway.

Gary is the only confirmed person that has MLS access here.

  25. “I assume you have access to the MLS anon(tfo). It’s okay to admit it.”

    I don’t. I would be lying if I “admitted” that I do.

Why is this so important to you?

Is this yet another case of “Sabrina cannot deal *at all* with anything that runs contrary to her personal belief system”?

    As to bullying:

who gets to determine what is bullying?

CERTAINLY NOT the purported bully, right?

Or can you not even admit to that?

ALSO: It’s a lie to say it’s a new one–I have previously stated that you are bullying me with the ‘you are an agent’ BS, and you laughed at it that time, too. Which is a classic bully response to being called out.

Its really a terrible case of narcissism

  27. Wow. You guys are deranged. Calling someone a real estate agent is now bullying. What happens if I call you a lawyer? Or a teacher? Or a nurse? Is that bullying too?

    I don’t get it.

  28. “Why is this so important to you?”

I don’t care. Someone else said “who has MLS access” and I said you probably did. You are always posting data.

    That is all.

  29. “As to bullying:

Don’t know. Like I said, I didn’t think calling someone a real estate agent is considered bullying.

If this is bullying anon(tfo), then I’m sorry. I’m sorry for saying you are a real estate agent. You are right that only the person knows what causes them discomfort.

  30. It’s that you are *regularly* calling me a liar.

Every time it comes up, I say that I use only free, publicly available, resources (except if I don’t, which is rare–and I so note).

    You repeatedly say shit like:

“It’s ok, you can admit [something false]”.

Are you so far up your own ass that you perceive that as appropriate?

“It’s ok, you can admit you [had cosmetic surgery] [inherited your money] [got your job bc of daddy] [got into Harvard on AA] [a million other *classic* bullying statements]”

    Anything? Bueller??

  31. And, again:

all of that is classic bully response.

  32. “all of that is classic bully response.”

Saying I’m sorry? If it causes you discomfort then that would be the definition of bullying. Right?

I will never say you are a real estate agent again. Sorry that this upsets you.

  34. “I will never say you are a real estate agent again.”

You going to claim I have MLS access again?

Tell me that it’s ok to admit to something false?

    “Saying I’m sorry?”

    uh, let’s recap:

    1. I assume you have access to the MLS anon(tfo). It’s okay to admit it.

    2. Wow. You guys are deranged.

    3. I don’t care.

    4. Don’t know. Like I said, I didn’t think calling someone a real estate agent is considered bullying.

    5. [NOTE: classic non-apology] If this is bullying anon(tfo), then I’m sorry.

All of which misses the actual point that you keep calling me a *LIAR* (and not just about MLS access-which I have *never* had).

I said I will never say you are a real estate ever again. So I don’t care about the MLS access. Do you have it or you don’t.

  39. “Do you have it or you don’t.”

Still calling me a liar, eh?

And that isn’t “bullying” in you mind.

It’s ok to admit that one of the Sabrina-collective has a drinking problem.

Oh, it’s *also* ok to admit that there have been multiple people behind the Sabrina personality over the years.

  41. “What happens if I call you a lawyer? Or a teacher? Or a nurse?”

I don’t know. I mean, as I’ve probably noted, at 28, as a directionless washed-up ski bum who graduated from high school with mostly Cs and whose most formative business experience involved selling grilled cheeses on west coast Dead tour, on a whim I enrolled in a one-week real estate course in which roughly half of my classmates appeared to be on parole, took the exam, and tada!, I was a real estate agent. Nobody was going to mistake me or my fellow newly minted agents for lawyers/teachers/nurses. But off I went, pounding the Manhattan pavement and “advising” people as to what their housing options were and scrutinizing their qualifications to be approved to sign a lease. Half the fun of this site is calling out the lazy, moronic efforts that some (though not all – not talking to you good agents out there!) agents put into their listings.

  42. “Is it “also” ok to admit that Sabrina had a relationship with JoeZ?”

I thought I WAS JoeZ? But now that you all realize that I am not (RIP), it has to become, “she had a relationship with him.”

Let Joe rest in peace. He was a big supporter of the Chicago real estate scene. His free magazine was a fun read and YoChicago provided a lot of information to apartment seekers.

Nope. Said I don’t care if you do, or don’t, have MLS access.

  44. “Oh, it’s *also* ok to admit that there have been multiple people behind the Sabrina personality over the years.”

    Sure, why not?

Let’s count them all, shall we?

    1. First I was Joe Zekas (the one who shall not be named. RIP Joe). But when he died last year, and this site continued on, you all realized that I WASN’T Joe after all.

    2. Second, I am a bot farm in India and they run it from India.

    3. Third… is there a third? Have never been accused of being someone else other than those two. Over the years I’ve been called a man (unknown name or profession). Does that count?

Otherwise, I’m not aware of who the other Sabrina “personalities” have been but I’m all ears. Would love to hear all about it.
