This 4-bedroom townhouse in Sandburg Village at 1406 N. Sandburg Terrace in the Gold Coast came on the market in October 2018.

The above picture is of some of the townhouses- but I’m not sure if it’s this specific block or not.

It’s in a 12-unit association that shares a 150 foot private park.

The townhouse is a corner unit with all four exposures, a layout you rarely see in townhouse construction.

It has the preferred layout of 3 of the 4 bedrooms on the second floor, along with two bathrooms.

The fourth bedroom is on the main floor and is currently being used as a den. There’s also a full bath on the main level.

There’s a lower level which has a family room/office or exercise room as well as a full size laundry room.

The kitchen has white cabinets and a mix of black and stainless steel appliances.

The townhouse has a walled garden which the listing says won first prize in the North Dearborn Garden Walk.

It has central air and it appears that it has one car parking (covered?).

Listed at $875,000, is this a deal for a 4-bedroom townhouse in this neighborhood?

  2. So they’re saying the Family Room on the main level can also be a bedroom? I guess it can… looks like they’re getting a little creative to boost the price I suppose? What about the parking – I would assume that they would highlight that if it’s truly included in the assessments. The 2nd to last picture does show us a row of car ports or semi enclosed parking spots, so maybe it does come with parking.

    I know it’s a funky spot but I can see where this might sell if they would’ve listed it at $800k. $875 is way too much, come on now…

  3. The listing sez there is one, exterior, owned, parking space. It would appear to be one of the 12 spots under the carport off LaSalle. You can walk thru the turnaround on streetview, and there are multiple signs saying the spots are for TH residents, and the other curb has signs indicating it is TH guest permit parking.

    I mean yes, technically you could walk into a closet of that size so they got us on that one

    also ouch, assessor says its worth 773k compared to prior year 661k

  6. And the comp for that March sale would seem to be this one from Sep-16:

    Supposedly with leased garage parking.

    So, the ask on this one is at least reality-based.

  8. Also not the same when the kitchen needs a total overhaul. The only thing I would save is the new fridge.

    Wonder what it has been like cooking without a hood vent for the past thirty years?

  9. I had a lot of friends who lived in this very complex when I was a kid in the 70’s and 80’s, so I spent some time in these homes. They are cramped, dark, and far from luxurious. I can’t imagine paying $875,000 for one.
