This top floor 3-bedroom at 433 W. Wellington in Lakeview has a rare combination of being both a vintage unit and also having a private rooftop deck.

But this building was built in 1918 and the unit still retains some of its vintage features like the dark woodwork, moldings and a wood burning fireplace.

It is on the fourth floor and there is no elevator in the building.

Is being on the 4th floor hurting it in this market?

    I don’t recall the comment, but have a hard time seeing nonny this far north. Too far removed from the v best that the lakefront has to offer. I think he’d be happier in one of those rowhomes s of diversey, e of clark.

  10. That rooftop deck with those views is to die for. Normally you only get such views of highrises in one of the downtown neighborhoods (which I think suck). This is in Lakeview.

    Probably sells close to ask given in my years here haven’t seen anything similar.

  14. Nice place. Had we seen it during our first of two searches, it would have been a real contender. About 3.5 years ago, we spent a month or two searching for 3 beds (in ELP and ELV), and really liked a couple that we saw in ELV, but they didn’t have parking. When we renewed our search about 2.5 years ago, we were focused on ELP (and by then we were willing to buy a 2 bed in order to get all the other Unicorn Criteria).

    The buyer of this place is going to need to really appreciate the location and elem school (which strikes me as better than Alcott, and on par with Lincoln and Ogden, but I really can’t provide any support for that viewpoint). It’s got the other must-haves (w/d, ac, garage), but being a fourth floor walk-up is going to turn-off many would be buyers with (or expecting) little kids. Not a deal killer (we seriously considered a massive, extremely charming fifth floor walk-up that was a few blocks west of here, but the no-parking killed it), but at 10% down (assuming a closing in the mid-$400’s), this place is going to run over $3k/mo, and for that, a family can get into some pretty decent THs in Lake View (albeit not as eastern as this one).

  15. I’ll forgive them for the TV over the fireplace and say this is a beautiful unit. The roof deck and garage are both amenities you don’t normally see with vintage condos in this area. The three flights of stairs aren’t an issue, as most three-flats in the area don’t have elevators, and I wouldn’t expect one. Very nice unit, and quite a bargain in comparison with the one a block and a half away on Barry that we’ve chatted about a few times. Not sure if that one’s still on the market, but I think it was similar (no roof deck, however), and priced well above $600K.

  16. We saw this one a while back. The layout is a little odd – they turned the dining room into the master bedroom (it’s at the front of the unit),and IIRC, you have to walk through the sunroom to get to the master. The “dining room” is actually a living/dining combo. Not much room for a table…

    Also, while the vintage character is truly stunning, there are issues – the floors are uneven (and uneven enough that it goes past “charming” and into “woah, am I going downhill?”), the common areas are not particularly well-maintained, and the roof deck is nice, but there are 3 (or maybe 4) other decks up there, so it’s not particularly private.

    We passed on it at $549K, and I think it would have to drop another $50K or so to get us to take another look.

  17. I was kind of expecting that there was something wrong with it given that it’s been on the market for 6 months, and it sounds like it’s the fact that it’s not really a true 3 bedroom, really a very big 2 bedroom with some of the space somewhat awkwardly converted to add a third.
