This is a full amenity building with doormen, a clubhouse, exercise room with yoga center and one of the best rooftop pools in the neighborhood.

The pool is heated, and overlooks the John Hancock. There are also private cabanas and grills.

The listing for this unit says it has been “professionally designed and meticulously renovated”.

Both bedrooms have a full bath with Kohler toilets and marble vanities.

There’s also a powder room.

It has 6 1/2″ oak floors along with custom 2-piece crown molding and 6″ base molding.

There are new solid core doors with nickel lever handles and custom LED light soffits in the dining room and master bedroom.

The unit has new ac/heating enclosures with quartz tops and custom grilles.

The kitchen has custom white cabinets with a breakfast bar with Cambria quartz counter tops, a marble and metal tile backsplash, and stainless steel KitchenAid appliances.

The listing says there are custom Bali Silhouette window treatments including Levolor block-out roller shades in the bedrooms.

It has features buyers look for including central air, a Bosch washer/dryer in the unit and attached leased parking.

It is a northwest unit with views directly over the Mag Mile, as well as the Water Tower. The listing says there are Lake Michigan views too, and yes, if you look west past the Water Tower, you can see some lake.

Listed for $649,500 in June 2020, it was under contract in July but has recently fallen out and been re-listed.

This building’s Michigan Avenue location has been its big selling point for decades.

But how hard is it to sell the Mag Mile now?

  2. Looks like they went right to the edge of the free area – if the building is well run, they wouldn’t allow them to block it. Great view of the looting (or to store the booty).

    Are there alot of 0/1 bed units in 777? Seems like that puts a damper on the upper end. But it went under contract quickly so what do I know.

  4. They did a nice job updating the common areas. The remodel is bland but pale gray/white is still popular. F that location. Tourists, proximity to red line crime, trying to get out of that area on the weekends (pre COVID if there is one). I’m guessing people are getting tired of talking about the risk of looting/riots in the area too but obviously that’s a big one too.

    The buyers going to be a bagholder so as long as they are cool with that and this is like a speck of their overall networth then it makes sense. Guessing an old-timer bought it.

  5. We have owned in this building since 2004 (and other buildings in the neighborhood as well). We actually moved my entire extended family into units at 777 as well, so this is not rosey BS. 777 is a very well run building with a high functioning board. Decades ago the board hoarded $$$ and obsessed over maintenance and upgrading the physical elements of the building and ignored the aesthetics. Over the last 10 years or so the board has turned over and has done a great job balancing attention to the physical plant and overhauling common areas with great designers (Krueck & Sexton & Gooch Design Studio).

    Aside from recent turmoil in the neighborhood, this building is gem and great value. Happy to honestly answer any questions about it.

    It has an amazing rooftop pool. It’s nice they’ve redone a few of the common areas too. How about the hallways and elevators? Have those been redone?

    These are all selling points! Lol.

    Why would you want to “get out of that area on the weekends”? There are dozens of restaurants within walking distance and a great park across the street. Lots of places to have breakfast on the weekends.

    I guess living in a crowded, vibrant area only appeals to certain people and not others. And it’s NOT for those who want a single family home in the suburbs.

    About the 777 transformation….
    We lucked out and took advantage of the construction lull of 2009 and held a design competition to reimagine the redesign the building to be best it could be.

    Krueck & Sexton, Wheeler Kearns, Studio Dwell and Gensler all presented comprehensive proposals with imaginative visions of what 777 could become. We saw full renderings and concepts that really pushed the envelope, some even going as far as to explore the idea of converting Michigan Ave facing parking floors to high income, into jutted out, floor to ceiling glass restaurants and retail. Another suggested adding balconies.

    This fired up the building and the board and while we may not have gone all the way, we have made big changes, and I’m sure will consider others that make sense.

    Off the top of my head, hallways were redone with all hot water risers a couple years ago. Hallways got custom grey herring bone carpet, all new millwork, wallpaper, etc. They look great. Elevators were redone along with all electronics just before that. Gym is a brand new build out. Party room was a new build out as well from space reclaimed from replacing boilers and other mechanicals. Pool deck was done at this time. Gargage elevators were completely replaced. Garage lobby was gutted and reconfigured.

    Only common area not done is the lobby and that will likely happen in the next couple years along with a refresh of the buildings street level entrance. For sure the “missile silos” will be going.

    All this happened in the past 5-7 years? Maybe some thing was a little earlier, but it’s all very recent. The hallways being the last thing done.

    People like to go elsewhere sometimes even if its a day trip. I know people who lived in Manhattan and loved it, but had to escape for a weekend every six weeks or so – and restaurants are open during the week too.

  12. Better than I expected for a unit in this building. I’d want to be higher up so I could have clear views above the ugly Water Tower Place.
