Since purchase, CPI is +12%, C-S Condo is +11.9%. The ask is +3.6%, and seems likely they’d accept +0.1%.
It’s pretty much right on Mar-13 +CPI ($554), but way behind Mar-13 +C-S Condo ($689), and Nov-08 +CPI ($625).

Two in a row is okay, but I think this listing could have really been enhanced by having a third consecutive pic of the kitchen with the askew bifold door as the focal point.

Yes. 5 blocks down the street is definitely “near.” Do you live in the city or not? We don’t get in cars and drive there. You can easily walk down to the new grocery store just 5 blocks away.
The new Dom’s Market will be “near” too when that opens next year.

A bigger concern, to me, is the lack of privacy into the unit. Can’t they look directly into your bedroom?

There is no 2/2 rental in this neighborhood with these amenities (pool, exercise room, doorman, 2 parking spaces) for $2500 a month. You will pay $3500+ (and $3500 will be very small, around 900 or 1000 square feet with no parking) and you won’t have a 400 square foot private terrace or two parking spaces.
With a 6.8% mortgage rate (which is where rates are now), and $114,000 down, Redfin tells me the monthly payment would be $4543.
Anyone else think these HOAs are a deal? Building has a lot of amenities and door staff. Also covers two parking spaces (I would assume.) Just $649??? Should be $1000 to $1200.
I found this condo rental in 10 E Ontario. No w/d in the unit and I think parking is rental and extra. But just $3300 a month for a bigger 2/2. Building does have a pool.

unless there’s radiant heat underneath is a hard no. even then, I’d definitely not go the wood floor look. it’s already outdated.

The newer apartment buildings are much more expensive for this square footage.

Can’t do it. Never seen a 14-year old building with 24-hour door staff with assessments this low.
Cable/internet aren’t $150 a month, by the way. As I’ve said, the big buildings have purchasing power. They can get great deals. I’ve seen some buildings get a great package with highspeed internet and movie channels and DVRs thrown in for about $50 a month.
Heat/AC are different when it’s controlled by the building. Not sure on the costs on this. Is the garage also heated? That’s a huge cost.
But it’s really the door staff that is the biggest expense. You are paying health insurance and retirement benefits for a staff of 5 to 8 people. Is there also maintenance on site? Maybe not given how low it is. And if not, that’s something a buyer should be aware of.

It’s on Chicago Avenue anon(tfo). Plenty of people walking around on that street at all hours. That’s the beauty of the new Whole Foods (and other retail in the base of those buildings). It has added a ton of people out and about in the neighborhood and has removed a whole empty space in that city block (which was creepy, especially at night).

When I wrote the comment, the last I had seen them at was 6.8% so that’s what I used in the Redfin calculator. They literally continue to drop every day and are now lower.

Hmm, I’m far more sanguine than most here about the crime situaiton, but I haven’t heard that the stolen care armed robbery crews are sticking to empty streets. And the shootings happen wherever the shooters run into each other. And the Red Line McDonalds is still *right there* by the Whole Foods.

So, no one is going to the Whole Foods because the Red Line McDonald’s is “right there”??? Maybe someone should tell Amazon and the Philz Coffee that is next door to it, also on Chicago Avenue.

You DO know that the Whole Foods isn’t open at midnight, right? I mean, you’re going there during business hours. Thankfully, you would live close enough you are simply just walking there so you don’t have to worry about being carjacked while driving to the grocery story.
Also, the McDonald’s shooting was in 2022. I’m not even sure the Whole Foods was open yet. Having more businesses on the street matters. Empty blocks are bad.
I live 1 block away on Orleans. This listing leaves out some VERY important details’
1) Methadone Clinic is across street at 310 W Chicago. It draws a very unsightly crowd especially on weekend mornings.
2) Bounce nightclub is across the street – This is one of the hotter nightclubs in Chicago, it draws huge crowds and is very loud. Residents of 757 Orleans bldg call 911 for noise complaints EVERY weekend. When Bounce closes at 2am everyone heads a couple blocks up on Orleans to LiqrBox making his area is the wild Wild West until 5 am
3)Next to Bounce is Griddle 24, a wonderful diner but it’s open 24 hours and draws a drunk crowd on weekends. There are constantly fights, shootings and police presence there.
4)Gun violence is rampant – To name just a few highlights …in Sept a BMW driver was executed in cold blood while sitting at the red light across the street at Orleans & Chicago.Last summer there was a multi person shooting next door at 311 W Chicago. Person shot dead in the street. Couple years ago a wild shootout at the Circle K across street with automatic weapons.
5)Walgreens was a long standing tenant in the retail floor of 757 Orleans. But the stealing and looting was so bad they just closed the store permanently last month. Bank of America has an ATM vestibule right next to the entrance of 757 bldg. The just close that down 2 weeks ago because of constant damage, theft, and homeless using it as a sleeping quarters.
6). The neighborhood is the wild Wild West. Chicago Brown Line stop is at the rear of your building. Tons of shenanigans take place here. Constant shootings coming from that stretch on Erie St by Clutch Bar. 2 weeks ago someone was gunned down a couple blocks up on Orleans behind the Gold Coast Car wash. Vehicle smashing through store windows and robberies happened all surrounding this building (Galleria on Superior got hit, as did LBD and couple shops on Franklin)
To Sabrina – I lived here since 2017 and nobody, i repeat nobody, in this area walks down Chicago ave to Whole Foods the way you described. Besides being a deceptively long walk, you also have to walk past the BP at Chicago Ave & Wells, another hot spot for guns and car jackings. Then you hit the infamous Chicago red line and McDonalds at State/Chicago which needs no explanation as being the worst intersection in all of River North.
On a positive note about 757 N Orleans, you do have a Dunkin and a Starbucks next door to each other at 309 Chicago.

No one walks to the Whole Foods from 757 N Orleans? Do they walk from the El stop down the street David #3? Come on. I live in Chicago and walk the streets. It’s not “deceptively” far to the Whole Foods and I’m sure plenty of people living on this street walk down to the Whole Foods.
The city of Chicago does provide crime stats
this property is in district 3 and the total number of robberies, battery, motor vehicle theft, etc. is up 75% over the past 2 and 3 years.

I would have to agree with Anon here. If I am doing a Whole Foods run, then it’s whatever fits in a back pack only (maybe one hand grocery bag but that’s screaming take it from me) and ideally in daylight hours

I suggested that few if any people are *walking* from Orleans/Chicago to the One Chicago Food Hole, *after dark* AND carrying (say) 10 pounds+ of groceries back to Orleans/Chicago.
Somehow, that was read as “no one goes to the Food Hole *at all*”, which reads like an audition for OAN or some bullshit–ie, it’s flatly disingenuous.
