This 1-bedroom loft at 11 N. Green in the West Loop came on the market in December 2023. (Sorry, it appears I don’t have a picture of this building.)

I’m not sure when this building was built, but it was converted into 11 loft condos in 1995. It has attached garage parking.

There’s no door staff or other amenities.

This is a top floor loft with exposed brick and what looks like timber and metal ceilings. It has exposed ductwork and tall ceilings.

There is a wood burning fireplace in the living/dining room and hardwood floors throughout the main floor.

The kitchen has white cabinets and appliances and an island with a stove top.

The bedroom does not appear to have full walls but it does have some natural light (bubble glass window?).

There’s a spiral staircase to the rooftop where there is a “personal rooftop oasis” where you could host “soirees under the stars.”

It has all the features that buyers look for including washer/dryer in the unit, “new” heat and central air and one deeded garage space is included.

The loft even has a large storage room.

This building is near the shops and restaurants of the West Loop including Greektown and Randolph Street and is near the Whole Foods and Mariano’s.

This loft last sold in 1996 for $174,500. It is listed at $525,000.

  4. Not 1200 sf

    There’s a whole lot of fuckery going on in that bathroom. I dont think i’ve ever seen a dual feed toilet

  5. To the unit:

    gross kitchen, with 25 yo appliances.
    deck needs some maintenance.
    spiral stair railing needs a new powder coat.
    what else is wrong??

    basically my deferred maintenance nightmare.

    also: more like 1000 than 1200.
    glassblock “windows” suck.

  6. Kitchens and baths need to be redone. I guess the question is what would a nice updated one bedroom loft with private deck trade for? The place has potential as a bachelor pad IMHO, but is in need of some updating.

    I swear this place in it’s current state looks like a $750/mo rental loft a friend of mine had in college when I lived in Atlanta 30 years ago.

  9. It’s been a while since I’ve seen an entirely original kitchen and bath in one of these lofts. That’s going to be the biggest issue. Why buy this when I can rent for $1000 less in a brand new building with amenities just a few blocks away?

    Buyers still want “new.”

    It will be interesting to see how long this takes to sell.

  10. Calling the landing at the top of the steps a “bonus room” is a new low for someone…or maybe a repeated low but low nonetheless.

    I don’t understand why someone wouldn’t spend a few hours across two weekend mornings early spring to lightly sand / clean the deck and then the next day to stain it. Seriously…it looks completely rotted. The only updates this unit has seen since 1996 are the pendant light fixtures and the granite on the island. The rest is icky. $375K tops ….and they would be making money. They should just rent this out.

    But the problem is, even renters want something that is updated now. Of course, you can price it at like $1200 a month and get someone in it.

    But their monthly cost (taxes and assessment) is $1107.

    They have to pay the taxes and assessments JohnnyU. That is $1107. That is their monthly cost. I didn’t mention anything about whether or not the unit has a mortgage or other financing. That’s separate issue.
