I think this place will go quickly based on its location and all the boxes it checks: 3 BR, A/C, W/D in unit, garage parking, vintage building, outdoor space, etc. However, something seems awkward about it. Not sure if it’s the layout or furniture placement or stairs that are shown or tiny wall in between kitchen/dining/living rooms (that I assume is load bearing) or odd modern light fixture coming down from a vintage medallion. A floorplan would be nice.

    Based on the exterior of the building and the location, I was expecting a load more to be honest…Seems underwhelming but again, it’s a reasonable price in a good location that checks a lot of the boxes in a nice small greystone building. Perhaps a new owner could bring some of the features back to light.

    I think I’d go Jack Torrance after 6 months with 2 kids in this place.

  3. Can’t make up my mind, and I’ve been following this one on Zillow for a while.

    Great curb appeal and location. Some nice vintage touches, though whoever moved the kitchen up front, that was a boneheaded idea. The deck is good, too. Plus in-unit W/D, a real plus.

    The problem is it’s really cramped for more than two people. Even if it is just two, it’s not a huge amount of space. Especially with LR/kitchen/DR crammed together.

    Also, if anyone wanted to live here with little kids, navigating three flights of stairs would be an issue. Same is true for an older couple. That said, I like exercise and those wouldn’t be barriers for me at age 49 with grown kids. I’d be happier on the top floor here with no one stomping around above me. I’d also be curious whether there could be a roof deck.

    The price might be OK considering everything you get, but I still have to wonder if I could ever feel like this is enough space. Maybe if I were from Manhattan…

  4. This unit seems cramped – – it seems there are actually at a minimum three individuals, but more likely four, living here full time. I too would have gone insane at this point.

    Only private outdoor space is the rotten looking balcony that is accessed via the master bedroom? No thanks.

    There is also the art of listing something to sell. This unit clearly doesn’t have enough storage – – – cardboard boxes on top of the furniture in the master? Seriously – – rent a storage unit before you list!!!! I feel cramped just looking at these photos. Laundry / walk in closet / office? LOL. Where do I sign up for such a depressing multi-purpose room.

    I highly doubt you could put a roof deck on here – – structural issues aside, getting your TWO other condo members to agree that it is a good investment for them to allow you to do it . . . slim

    OMG yes. we lived in a 3rd floor unit in a greystone in ELV when our kid was born. All those stairs with a baby were not fun.
