Built in 1917, 223 E. Delaware has just 10 units. The building has parking, which is apparently outdoor parking, as well as 3 free guest parking spaces at the building and an elevator.

It also has a fitness room and storage. There’s no door staff.

This unit has vintage character including a foyer with herringbone wood floors and crown molding.

It has a ventless fireplace in the living room and a separate dining room with French doors and built-ins.

The unit has a family room with mahogany built-ins with brass fixtures which leads to the kitchen.

The kitchen is a “chef’s dream” with white custom cabinets, Subzero, Miele and Viking appliances, limestone floors, a built-in pantry, a huge island, limestone floors and breakfast area.

The primary bedroom has a cedar lined walk-in closet and en suite bath with steam shower.

The third bedroom has a wall of built-in bookcases and an en suite bathroom.

The fourth bedroom is being used as an office.

The unit also has a powder room with honed marble.

It has the features buyers look for including central air, washer/dryer in the unit in an actual laundry room, and one “non-taxed parking space.”

It’s rare to get a parking space with buildings from this era.

Because it’s a co-op, many wonder how the taxes work. The listing says:

“TAXES PRORATED AND PAID MONTHLY WITH ASSESSMENTS. ADDTIONAL STORAGE IS LOCATED ON GROUND FLOOR. NO PLANNED OR UNFINISHED ASSOCIATION PROJECTS. THE BUILDING’S ROOF WAS NEW IN 2012. HEAT IS INCLUDED IN ASSESSMENTS, AND THE BUILDING’S BOILER WAS REPLACED IN 2020. THE UNIT’S A/C COMPRESSOR WAS REPLACED IN 2018.”

This building is near the Mag Mile, Oak Street Beach, and the shops and restaurants of Streeterville, the Gold Coast and River North.

Listed at $1.195 million, with 3,000 square feet, is this a single family home alternative for those who want to live in Streeterville?

  4. Nice place, if on the ‘conservative’ side of design. From the building footprint, looks to be legit 2900+ sf.

    Appears to be one of the relatively few co-ops assessed at close to market value–and perhaps even a little high (as I am a little dubious this will get the $1.2).

    Suffers the twin challenges of co-op and small association–would want to diligence the co-op meeting history, if possible. Listing tries hard to allay concerns there.

    Parking looks to be a surface lot behind the building, which isn’t the worst thing, other than–how does it get cleared if there’s a big snow? Yeah, that’s maybe 10 days every three years now, but still.

  7. I like this place, especially that one closet. It’s too bad there’s no floorplan. It’s difficult to get a feel for the space without a floorplan. It’s also too bad that it doesn’t seem like this place gets much sun.

    Are the tiles in the shower safe? I was told that I had to use tiny tiles for the shower floor due to larger ones being a slipping hazard.

  9. About not having any prior sales data:

    Some readers may not understand that there is a difference between co-ops and condos. The co-op structure means you own a percentage of the building, and not your actual unit. With condos, you own your actual unit.

    For co-op buildings there are just one PIN number for the entire building. Condos have separate PIN numbers for each unit.

    Many of the real estate websites collect the data by PIN number, so a “sold” listing on a co-op may NOT be the unit that is currently for sale. It would be the last unit that was sold in the building.

    Over the 16 years I have run this blog, I’ve found the “sales” listed on Redfin, Zillow, Trulia etc for co-ops have not been reliable as the same unit that is for sale. Therefore, I have not relied on that “sales” data as being accurate. Occasionally, you can tell that it IS the same unit if the old sales listings have pictures and it’s clear it’s the same unit. OR, we’ve had prior sales data because we have chattered about that particular property in the past.

    With this building, if you look at the PIN on the CCRD, you can see some of the mortgages listed there. If you look at 2018, you will see that there is a mortgage in 2018. But it is not for Unit #5W. It’s for Unit #2W. So is that sale in 2018 for 2W?

    Additionally, a bunch of mortgages are listed in 2007. None of them are for 5W.

    You could have had all cash sales and perhaps the Zillow data IS correct and those sales are for 5W. But no way to know for sure as co-ops are not as transparent.

    For those reasons, I do not list the prior sales if there is no way to confirm them as being for the unit in question.

  12. can’t tell if this place is virtually staged. the furniture is relatively modern (other than the dining room). there’s a crib but no other signs of a child. perhaps a grandparent? this place is really nice although not sure why the uber traditional curtains in the living area.

    Ripples in LR rug imply “actually staged”.

    Dining table doesn’t match the other furniture, but *does* look like a ‘staging’ table–appears to fill the space w/o looking cramped.

    Like I said, co-ops usually list ALL the prior sales on Zillow and Redfin. They get lumped together. The realtor data isn’t as good for co-ops as it is for the condos so I don’t use it. Never have.

    But good for you for looking around anon(tfo). But I don’t do that. I try to get as accurate of data as possible and it’s just not possible for most co-ops.
