    Nice to see the owners didnt go full chud and start creating an “Open concept”, painting the woodwork, etc. Much respect to the owners for maintaining this gem. Would love to spend a day crawling around this place

    The detail in something as mundane as the stair treads is spectacular.

    Sad that some basic, boring 2/2 will sell for more

  3. This place is amazing. I love how the current owners have managed to keep the original woodwork, tile and stained glass.

    However…

    It would be borderline criminal to remove all that tile, but I would find all the multicolored tile EXTREMELY hard to live with. I think the very specific aesthetics of this place lead to an even smaller buyer pool (already small, as noted by anonny by virtue of the taxes/assessments/parking situation)

    Amazing place that the owner is taking a bloodbath on. Assessments seem monstrous relative to the amenities and I wonder what the reserves are like.

    Whoever owned this was serious about security – on the front door there are two deadbolts and two steel bars at the top and bottom.

    It’s 13 units that are 100 years old. It’s brick, old stained glass, old windows. What’s your upkeep costs on a 100 year old brick house?

    Things have to be done like tuckpointing, roof and staircase repairs.

    But a buyer should definitely be aware of the reserves, recent costs etc.

    You need a true Edgar Miller fan. And there are plenty of them but it’s still a small buyer pool, as you said, annony.

    There is an entire organization devoted to Edgar Miller here in Chicago. They give tours of a bunch of the properties in Old Town and Lincoln Park including the Carl Street Studios. You can’t go inside though. Does anyone know if any of his properties have ever been on Open House Chicago?

    Miller died in ’93 and I think he did some work for the association late in life (iirc he had been living in Florida and returned towards the end of his life).
