After 3 Years on the Market, This 3-Bedroom Overlooking Grant Park Finally Sells: 1142 S. Michigan

We chattered about this 3-bedroom in this boutique building at 1142 S. Michigan in the South Loop off and on over the last 3 years.

(The building is the midrise just to the right of the Colombian in the picture above.)

See our March 2010 chatter here.

The building only has 8 units and this full floor unit had Grant Park views.

At 3800 square feet, it had 2 home offices and a library.

The living/dining/kitchen overlooked Grant Park and Lake Michigan.

The kitchen hds white cabinets, stainless steel appliances and granite counter tops.

There were also three small balconies.

Originally listed at $2.1 million in 2008, it was reduced a couple of times before finally selling for $1.26 million in May 2011.

Scott Foster at Re/Max Exclusive had the listing.

You can still see the virtual tour at 1142 S. Michigan Tour– with music [website].

  1. I really like this place. Good light, nice view, and high end finishes. Good layout. Congrats to the buyer…I think they got a deal. Assessments don’t seem out of line if they include at least some utilities.

  2. I wish i was the buyer. Loved this place even at its 2.1 mil price tag.

just never had 2.3 laying around (the extra 200k would be to add a bathtub somewhere and turn the office into a bedroom)

  3. Nice looking unit, but unfortunately the building is dwarfed and overshadowed by the behemoth next door.

  8. Why buy here when you could have bought 152 West Huron Street 4 for $640k and designed it yourself?

    *for the sqft
    *for three balcony’s
    *being on the park
    *the whole floor to yourself
*in the winter a view of the lake
*a laundry room bigger than a 2/2’s second bedroom
*you do know this is on the park right?

    this: http://www.redfin.com/IL/Chicago/152-W-Huron-St-60654/unit-4/home/12681365

is what he was talking about. It’s bigger, is the whole floor, has a quite usable balcony + roof deck access, could have a laundry room bigger than most 2/2 combo rooms, and arguably a better location for shopping, dining, etc.

The one thing it doesn’t have is direct access to the park, w/o resorting to hypothetical physics.

you can run really fast with a kite off the roof, or do a webster (see opening credits with balloons).

“and arguably a better location for shopping, dining, etc”
i would def argue that, but my pref is always sloop over RN

will concede to steve that the raw space is always better!
