Bucktown Single Family Home Reduces $44K: 2032 W. Churchill

We last chattered about this 3-bedroom single family home at 2032 W. Churchill in Bucktown in August 2009.

In August, it was priced above the 2007 purchase price but has now been reduced by $44,000 and is now listed under the prior sale.

The house is in a prime Bucktown location, with easy access to the shops and restaurants as well as the El.

Two of the bedrooms are on the second floor and one is in the basement. The kitchen has all white cabinets, appliances and countertops.

  1. Bedroom #3 and full bathroom #2 are in the basement. If I’m paying over half a mil for a property, the third bedroom better not be in the basement.

  2. I could see a single person living in this house because the only real bedroom (IMO) is the master. The second bedroom on the second floor is oddly shaped and connected to the master bathroom. I’m not sure that it would fit a queen-sized bed. As for the basement bedroom, the ceilings are so low it really isn’t space that you could enjoy. I don’t mind this place – it’s got some potential, but it’s a tough sell. To me, you can get a better place to live for the same price by going with a condo in the area (and I have SFH envy…)

    If CribChatter required registration to post, I’d never leave a comment again. The idea is to REMOVE barriers between your visitors and your content, not erect more.

    What a complete disservice to buyers and to real estate agents that actually want to attract buyers. What in the world would they be thinking? I think realtors are under the general misimpression that by limiting the general public’s access to information realtors become more necessary. In my opinion it just makes their jobs more difficult when everything has to be funnelled through them and also doesn’t fare well for their likeability. Moronic move if you ask me.

  5. I’ve seen a recent move toward this on sites that list MLS data. Apparently its part of the MLS agreement. Even Redfin only shows limited data unless you log in now.

    Think about it – if the barriers are removed from the public having access to the MLS, WTF would we need realtards for???

    Again, I can’t trash this place because it has some redeeming features (yard, location), but $372/square foot? A bit high still.

    Newsflash, you can get public access to the MLS…

    Also, we don’t really need realtards all they do is drive up the price of housing for everyone and are middlemen leeches! A good inspector and real estate attorney is all you need. You could find out more about a property in a neighborhood by having a few drinks at the local bar!

    Its my guess that the only way most single people could own here is if they purchased close to the 1996 price.

  14. Just sign up for a Remax account and presto, nationwide MLS access. It even has a nifty map. Don’t worry about them soliciting you either… I had one realtard call me 7 months after I closed on my house! (after looking for 6 months) But if you are worried about that just punch in some fake info.

  20. You would all be surprised at how little thought marketers and professionals have when it comes to web best practices. I’ve gone through client after client who INSISTS on hiding data and features on their website until someone registers for an account. However, the barriers to sign up for an account are ridiculous. Full name, mailing address, phone number(s), company information, etc!

    One of the most difficult parts of my job is convincing people that your website will be more useful and receive more traffic if you 1.) don’t require user registration unless you are providing content very specific to that user and 2.) if you do require registration, make it as easy as possible (ie require only a legitimate email address)

    @Properties should think about web and industry best practices.

  23. Um anyone with an internet connection can sign up and have unlimited use of the MLS, so besides semantics I would say that the public DOES have access.

    The only reason you have to sign up i think is because you can save your searches and have favorites.

    Of course so, G. Sonies hasn’t seen what full MLS access entails (nb–neither have I) and isn’t thinking thru the implication of what some post here “from the MLS”.

    And, of course, a trade group isn’t going to allow non-members free full-access to their database–they aren’t fools.

  32. Sonies, I don’t think the MLS issue is up for debate. There is limited public access. What you’re not aware of is that there is significant other information contained in an MLS listing that you cannot access. For example, MLS rules prohibit the public from seeing the listing prices of expired listings so the public, in theory, has no idea what a particular property listed for six months and one day ago.

    cool, good perspective from a web developer 🙂 i have lost count in my life of what and where i had to sign up/register, the worst part is i use different passwords for everything so when i go back to a site i always need a password reset which sometimes takes so long i give up on that site.

    When they are annoying, throw-away registrations, I use my spam-collector account (10+ years old) and an obscene password, so if the admin is paying attention, they know what I think of the reg process.

    A lot of websites use one way encryption like md5, which is why you get to reset your password on websites instead of having your old one sent to you. No way to know what it is. Although of course there are sites that use two way and the odd idiot who doesn’t encrypt at all. You never know, so it’s good to use a password that is different from your banking, emails and other important stuff.

    Use something like the Lastpass plugin for firefox to keep track of everything.

    I just don’t see how property addresses with sales prices are in any way useful. Without knowing details on bedrooms, bathrooms, parking, square footage, etc, it’s completely useless.

    It was really a simple question. Perhaps there’s some functionality on the Trib site than I’m missing?

  61. Actually, I’m digging Redfin’s “properties like these” feature at the bottom of a property page. Has both listings like it and then recently sold ones. Still, not a perfect search but pretty snazzy. I used it to note that 1MM+ SFH are still moving in bucktown/wicker park.
