  2. Such a nice unit, until the last pictures. The spiral staircase and drop ceiling in the basement don’t do it for me.

  3. It says garage 2 in two different locations but I do not think that is right.

    Where was I in 1996. $73K was a deal back then even if it was not rehabbed. The no parking thing stinks but had I purchased it back then and had a roommate or two it would be free free free by now. (I know I know free except for taxes assm and upkeep)

  5. Great place. With the new Ogden School building opening up next month I wouldn’t be surprised if it was sold quickly. The spiral staircase could be a little troublesome especially after a few drinks…

  10. Assuming we think the 1600 is legit, what’s the split? 1000 up, 600 down? Worse? At least $200 psf for the up, and maybe $100 for the down, right?

  13. Nice place but that 3rd bedroom isn’t a bedroom, it’s a 2 bed with a family room at best, and basement storage area looks more accurate. Shame because upstairs is great.

  14. 1,600 for a 3/3 might be a bit cramped (especially when a staircase is involved, even a spiral).

    The location is obviously good, but I still wouldn’t want to have part of the (non-single family) home in the basement, a block from the honkytonk of Division no less.

    Once you add in the rent for *off-site* parking, that’s a pretty big monthly assessment for what you’re getting.

  16. Very reasonable price for a beautiful unit in a top-tier neighborhood. So reasonable it’s worth replacing the spiral stair and otherwise improving the lower level.

  17. Yeah I live next door to this building…it’s pretty ugly. Also, the first floor residents windows
    Open directly onto our garbage cans and garage entrance..the location is obviously legit though. 😀

    agent owned. combined two units from the original conversion in 1996. That ’96 sale price was for only one unit, the 2d unit was sold for $63k–so, really $136k in ’96.

  19. Thanks anon! I thought that I passed up the deal of the year in 1976. Would have been an easy play. Two roommates paying 600 each and a 60k mortgage + low tax and assessments and I’d have been happy. Downside is that I’d have likely spent ore time in the Viagra Triangle and turned into a big d’bag.

  20. Yes- anon is right. I didn’t notice the 1996 sale was just one of the units. All the other prices after the 1996 were for both units however.

  21. This location is terrific, but the unit is horrible, upstairs and down. Spiral staircase or not, the layout is ridiculous. A unit only a real estate agent or someone over 80 years old could love.
