  1. I really like this unusual development, and I think the lofts are beautiful.

    However, I’ve heard numerous complaints about the quality of construction in here, which I’m told was very hasty, with many defects.

    It’s hard to figure that these sellers will get their prices, because this is, after all, Edgewater. I love this area best of all lakefront nabes, for it is safe, friendly, and interesting with a big variety of beautiful architecture, and a lot of retail and urban amenities such as the beach, very near. But it is distinctly a moderate-to-middle income neighborhood, and people who can actually afford to pay the prices listed are a really tiny sliver of the local population.

    But these really are lofts that I would like living in, even though I’m not usually a loft-lover.

  2. I live near these lofts and they are truely unique (in a good way), but…. They are built right next to the Red line, you might be able to slap a high-five with the train conductor they are so close. Plus, on the other side of the building is a huge CHA tower….

    I love these units, but would never buy them for the fact that your neighbors are either low income or wizzing by at 60 mph on the train…

    I’m not sure since when, but we recently spoke to the Chicago PD at our last condo assoc. and the representative told us that both Edgewater and Andersonville, fall in to the safest district of the CPD. I was a little surprised too, but he informed us that we notice small crimes like auto theft, but not major crimes, like murder or gang violence… like I said, I was surprised too, but I figure the cops have the best info, right?

    Edgewater is safe – Uptown and Rogers Park are not. West Edgewater (Andersonville), generally those areas west of Broadway, is incredibly safe. East of Broadway, particularly the Kenmore/Winthrop corridor, still has some Section 8 and some trouble, but not too much and not nearly as much as the areas north of 6400N or south of 5200N.

  8. I’m a little surprised to hear that Edgewater is safe, primarily because of the winthrop/kenmore corridor. Although when lived near Sheridan/Bryn Mawr i really appreciated the diversity and it seemed that all types of people were welcome and got along well.

    PS – i think Laura communicates clearly and obviously puts some thought into what she’s saying. Thank you Laura keep it up!

  10. Crime in Edgewater had dropped steeply in the past 10 years, and it is now one of the safest nabes in the city.

    We in Rogers Park are very envious. We wish we had the quality of political leadership that Edgewater has under Mary Ann Smith. She’s not perfect- she’s human,after all-but she has done a bang-up job of cleaning up the 48th. She is extremely intolerant of slumlords and will go after problem buildings with her claws fully extended.

    Winthrop is still a little wobbly, but Kenmore is beautiful, with only one real problem building, which is on the ward’s problem list.

    The CHA building next to this loft development is no problem. It is almost completely inhabited by elders and disabled people.

    I walk Broadway at anytime of the night I please. If I come up the road at midnight and want to pick something up at Dominick’s, I do it. 10 years ago, I would not have done this.

    Mind you, I’m talking about the 5200 block of Kenmore and Winthrop, on north to the 6400 block. Things sort of tend to deteriorate south of Foster and east of Broadway, which is Uptown, a very different sort of neighborhood.

    Beats me why ratty Uptown is so much more expensive than Edgewater, but I sure hope Edgewater stays disreputable for a while longer until I get a chance to buy the place I want.

  16. Come on people, this is good building? I watched them convert it (especially loved how they used corrugated sheets to block portions of the window/door boxes).

    As others pointed out – it’s between a high rise (no west sunlight) and the southbound set of rails of the Evanston Express (Purple Line)

    What happened to RE common sense in Chicago?!?!?! $300k plus for this? Spending that much you should get a single family fixer upper on a quiet side street.

    People used to choose real estate carefully and avoid railroad tracks, busy streets, and otherwise asthetically undesirable locations. During the latest boom all that common sense went out the window. Now transplants and suburbanites line up to throw money away on just about anything. Good luck selling these, for anyone who had the discipline to save up the now requisite downpayment on a $300k loft won’t blow it all on this building.

  17. I recently viewed these units and they are beautiful, the pictures do not do the unique, open layouts justice. I could not find any evidence of shoddy construction, and a train went by while my wife and I were in a unit, and it equated to a mere hum. While I definitely agree the price and layout are only for a niche buyer, and a very small niche at that, there is little else wrong with them.

  18. Can you believe these BOZO’s?

    They had unit #3 originally listed at $318,500 parking included.
    Then they lowered the asking to something like $317,500 parking included.

    Now as of today it’s listed at $299,999 and if you want parking that’s an extra $18,500.

    Okay…I’m not great at math but I think that adds up to a purchase price of $318,499….$501 less than their original asking and $1000 more than it was most recently listed.OH LOOKY I ACTUALLY AM GOOD AT MATH…WHO KNEW?

    C’mon guys you couldn’t unload it at $318,500 nor $317,500 so you think you’ll get rid of it at $318,499.

    It’s a common tactic to simply strip out the parking price and put in a price change on the unit (when, in reality, it’s priced at the same amount.)

    Obviously- listing it under $300k (without the parking) now makes it appear cheaper and it will also show up in more people’s searches.

  20. I have to say that you don’t know what your missing. I happen to live in the Substation and love my place. Yeah you pay for the price of having a loft. It’s unique and yes Red Line is next door but we barely hear the train. We have the Fisher Building next door but they are really quiet. The uniqueness of the loft was what we wanted.

    We only two units for sale by the owner; Unit 3 and Unit 4 as the owners moved to another state and downtown to a bigger place.

    Our area is safe, only incedent I saw was on 5800 N. Sheridan for Lost Property, not sure what that is. Here’s a site for crime watch;

    Overall, we love our place. 17′ ceiling and brick walls can’t be compared with any other.

  21. OK – #3 is now down to $199,999 & being sold “as is.” My guess is that there must be some kind of serious defect – right? I haven’t seen it in person, but fell in love with the photos!
