Completely Remodeled 3-Bedroom in the Heart of the Loop: 212 W. Washington

This 3-bedroom in the City Centre Club at 212 W. Washington in the Loop came on the market in September 2020.

Built in 1913, this building was originally the home of the Illinois Bell Telephone Company.

It was converted into 183 condo units in 2000. It’s a full service building with a doorman, fitness center, sundeck and parking garage.

This unit is a corner unit with South and West exposures.

The listing says it was “completely renovated” in 2019.

It has a new “Chef’s kitchen” with what look like gray cabinets, a pantry and wine bar, an island with quartz counter tops and stainless steel appliances.

All 3 bedrooms are fully enclosed. Two of them have windows but the third doesn’t appear to.

The primary bedroom has a walk-in closet and a spa-like en suite bathroom with white Carrera marble, an RH double vanity, brushed gold plumbing fixtures and a walk-in shower.

The second bathroom has black, white and wood farmhouse finishes.

The second bedroom has a built-in Murphy bed.

There’s a balcony off the living/dining room.

The unit has the finishes buyers look for including central air, washer/dryer in the unit and 2 side-by-side parking for $35,000 extra.

This property was last sold in January 2019. According to the listing:

“Built as a ‘forever home’ seller is being transferred–rare opportunity for a NEW home w high end finishes and w the potential to be fully furnished.”

Listed for $585,000 with the 2 parking spaces, is this a deal for a completely renovated 3-bedroom in this location?

Ann Bauer at @Properties has the listing. See the pictures here and floor plan here.

  1. No too bad…

    HOA is a joke
Layout is horrible, like really really bad. Never should have been a 3br, living space/layout sucks

    A general rule: Principal + Interest > Taxes + Insurance + Fees

  2. “Never should have been a 3br”

It isn’t–the den/baby room doesn’t have a window or any borrowed light.

Shouldn’t they have tiled the sidewall next to the stove? (yes, they should have)

Another one that screams DINK-perfect, and is really compromised for even one kid.

  3. Chef’s kitchen! DRINK!

Nice, but that assessment is high and this location is not ideal.

Wasnt my designation, its what they’re claiming. The space was designed as a 3BR. This could have been a pretty cool 2BR by swapping the MBR into a FR and reworking the 2 back BRs and improving the kitchen.

    “Chef’s kitchen! DRINK!”

Yeah its a chefs kitchen if you’re utilizing Blue Apron

  5. At least its not the worst layout in the building

  6. In addition to the lack of tile adjacent to the stove (screams “we cheap-ed out on this reno! Beware what you cannot see!”), the drapes pooling at the bottom screams “we bought these at Bed Bath and Beyond and it was as close as we could get to fitting!” – – I get it, custom drapes are super expensive but maybe take these to a tailor and ask them to take a few inches off the bottom? It would look so much better.

I have to wonder who buys a place, renovates it and a little over a year later is already looking to leave? Good luck.

Also the parking space games….pet peeve of mine….

The listing says the seller is being transferred. A lot can change in peoples lives in one year.

“Also the parking space games….pet peeve of mine….”.

Most parking in the loop is deeded real estate, with a separate PIN and property taxes, HOA dues etc. $35,000 for two side-by-side spots in the Loop is cheap, as they would rent out for ~ $235-$250 each a month each.

nope – it’s a relatively common design element to have drapes puddle on the floor.

  9. I used to know someone who lived in this building ten years ago. Neither of her two bedrooms had windows. Everything looked cheap throughout the building.

$35K for two spaces in cheap. Parking in my loop building is usually listed for $40,000/space.

This building was “affordable” when converted. It wasn’t meant to house millionaires.

Finishes were basic in the units. And, yes, some of the bedrooms don’t have windows.

  11. COVID aside, with the prevalence of ride sharing parking in the loop is becoming less and less valuable. I think the parking is overpriced.

  12. I think millennial renters use ride share religiously without owning/leasing cars, BUT, in general, condo owners in Chicago still view owning/leasing a car a “luxury” and will continue owning/leasing vehicles and will need a place to park them.
