  1. The columns/chases as you enter the space is an immediate turnoff

    Based on the limitations, the flipper did a good job maiming the space (Cabs in the dining room was a good touch). Fishes are appropriate.

    I was told that “Complete Renovations” take a long time in high rises. How were they abel to do this in under 3 months?

    Wouldn’t want to buy in a building that was built as apartments before the great recession and after…what? 1960?

  3. I remember visiting numerous times friends that would travel and have longer term gigs in various cities

    This feels like when the client would cheap out and put them into longer term corporate housing vs. a hotel.

  4. Oof… not what I would call the “epitome of urban living”. What a boring area to park half a mil + 1000/mo. This building should have stayed rental.

  6. Building is full of young kids and the separation is rental grade. Friend lived here, could hear the neighbors and smell their cannabis.

    I bet a sucker will buy this though.

  8. Decent amenities and might be solid if you work at Aon or something, but otherwise rental grade. If I was in the market for this I would be looking in River North.

  10. I love the floors they put into this unit. These are exactly on point and what is popular right now. Anyone with cherry is really going to have to switch them out now. But even the yellow oak or the walnut has to go. I feel like these “California neutral” floors will be in for the rest of this decade.

    I also like the finishes they put into the kitchen including that great backsplash. They could have played it a bit safer with a boring white subway tile but they went with the herringbone and a little bit more of a pop. I dig it.

    There is absolutely nothing to do in this unit and it feels new and fresh. It also has the preferred split floor plan.

    I’ll be interested to see the selling price on it.

    As I said, every property eventually sells. And this one sold FAST.

    Buyers love “new.” They want it renovated. If you want to maximize your price, get rid of the 20 year old kitchen and baths.
