Sandburg Village Artist Loft Returns 12 Years Later Fully Renovated: 1535 N. Sandburg Terrace

This 1-bedroom duplex up Sandburg Village Artist Loft at 1535 N. Sandburg Terrace in the Gold Coast came on the market in September 2023.

I have two pictures of these artist lofts in two different locations. I’m not sure if the picture above is the correct group but they all look similar.

I knew we had chattered about at least one of these unique artist lofts in the past, but imagine my surprise when I discovered that we actually chattered about this very unit when it was last on the market in 2011.

It had its original features and, boy, was the chatterati not having any of it. Some of the comments included:

Wilson: If someone were to give me this place for free, I would think twice before taking it. This place looks like a money pit to me.

miumiu: This place need a gut rehab as is it is depressing.

sonies: Don’t know why but this place reminds me of a bird house

The Sandburg Village Artist Lofts were built in 1969 (not 1978 as the 2011 chatter says). There are 9 of them in this row. They have their own separate entrances, like a townhouse, and are duplex up.

These units apparently have access to the Sandburg Village north pool. The listing doesn’t say if there is an extra cost, however.

Apparently, the 2011 buyer was in agreement with the chatterati as this artist loft has been renovated.

There are dark hardwood floors on the main level and carpet in the bedroom which is on the second level.

A half-bath on the first floor was added.

The kitchen and full bath were “completely renovated” and the kitchen has white, European styled cabinets and stainless steel appliances.

The unique feature of this artist loft is a 17 foot span of paneled windows.

It also has a large private enclosed patio.

The listing says the north pool is out the back gate and parking is available in the Sandburg Village north lot.

The artist loft has features buyers look for including central air and washer/dryer in the unit.

Sandburg Village is near the shops and restaurants of Old Town, Lincoln Park, and the Gold Coast. It’s close to public transportation and parks.

The listing calls this unit “dramatic yet cozy.”

Listed at $450,000, do you now wish you had been the buyer in 2011 after all?

    Zero curb appeal, would get depressed every day coming home

    Decorated/staged nicely but damn the dark stained floors are really offputting and the TV is an afterthought

    The little 2 seater looks really out of place

    Roller shader of the wall of glass would be nice

    Might not be the biggest fan of being right off the community pool

  4. Depressing exterior. Looks like a single female pad. That tiny table looks child-sized and doesn’t have enough space for 2 to eat a full meal with multiple plates. Instead, I would have opted for a thin island (and get more storage then too). Also where’s the home office space? Seems like only a designer working on their laptop on the couch could make this work. Also doesn’t look like they’re going to be hosting any football parties based on the tv and seating placements.

    Strong natural light and decent outdoor space is a plus, but otherwise definitely not for me especially at $450K. I prefer my current place at nearly $100K less tbh.

    I’m wearing boxers that are older than that (probably got them at the LP Patagonia about 14 years ago). Yes, someone paid $190k, and had the benefit of refinancing a couple years ago, has soldiered through. By all means, there should be a bidding war starting at $450k and at today’s rates.

    You can hate on this property all you want anonny. You can indicate YOU would never live there, but my point is, that someone HAS owned it for 12 years. That is someone going from age 30 to 42. Or 40 to 52. Someone HAS lived in this property. They have had a life.

    To indicate that no one could ever live here is just wrong.

    It’s a square box with the livingroom, kitchen and a powder room off the kitchen. Bedroom is upstairs with a full bath.

    That’s it. That’s the property.

    A floor plan would tell you where the closets were, however (are there any?)

    Sure. But in this case, I don’t know why I would “need” a floor plan like with some other properties.

    It could be that these artist lofts never had floor plans drawn up in the 1960s and the realtors won’t want to take on the added risk, and/or cost, of getting one made.

    Perhaps a realtor who is reading this blog like Gary can chime in as to why a realtor wouldn’t just have one made?

    So they didnt have to submit arch plans to the city and the construction crews were just able to wing it and build what every they felt like

  16. I suspect many agents simply don’t want the cost of paying for a floor plan. Floor plans might also reveal an issue with with layout. If a floor plan isn’t in the listing, I just assume something is wonky about it.

    It is like how you can tell the view is screwed up or there is something off about a location by the way the agents take some of the photos of the building.

    Many older buildings didn’t have floor plans drawn up. And due to the liability, realtors aren’t about to start now. Although some could probably get one made, but maybe don’t want to spend the money because the listing is going to sell right away anyway.

    You can’t live in it because everything was fake. It’s not real appliances. It just seems like such a waste of money. Maybe she will move it somewhere where they can open it to the public and do tours. But otherwise, there are a lot of people that need housing in the Los Angeles area and this is just going to sit there.
