The thing that will prevent this unit from selling is the fact that nobody is going to give you a mortgage on this place- it will almost certainly have to be sold for cash. Then they buyer will likely have to put in at least 500k to finish it (again, cash). Not many people have 1.1 million in cash (and 1 year) to invest in a place before moving in. However, if you do, this would be an AWESOME project and investment.

Wow the comp is just unbelievable. I am looking through the pics and trying to figure out just how much they spent. I’d have guessed $1+m from raw space. The custom woodwork is sensational and the trim level fantastic.
Not sure about the ‘elevated bidet’ it looks a lot like a urinal to me but hard to fault otherwise.
Very interesting building the Cooper 152. 6th floor seems to have a weird layout and sold pre-foreclosure for $895k finished (at a very average level for this end of market) back in April. 5th floor rented for $6k/month in May (seems to be a well finished loft although I am sure nothing like Unit 3).
If you’re a buyer of RN and have $1.5m to spend then I can think of few things I’d rather do than develop this.

Really? really?!!! If anyone was spending 1.5 million on a place here, they would LOVE to have the opportunity to design a place around their lifestyle. Buying someone else’s vision is OK for lower end properties, but not for someone who has 1.5 million in cash to spend. I’m not talking necessarily about myself, but I am around these types of people and, believe me, they WILL pay a premium for new and something that they designed for themselves.

Clio, you’re right IF the owner owes it outright (probably does). Boy what a waste of money if they have held this place vacant for 7 years.
This is raw space, which is almost impossible to finance. I think there is a very limited pool of buyers for this type of property in this environment.

I think unit 4 is the better deal. It has better views and light than does unit 3. Unit 3 is fabulous the only drawbacks are – one parking space, no doorman (at this price and assessment I want some amenities (though you probably won’t get elevator delivery into a unit with a doorman), and the lack of light. Very few windows – the unit is dark and sexy, but at some point light is nice. If you notice the view in unit 3 is not great and there is an empty lot by the kitchen window. At somepoint this will be a buildng (likely highrise) which will cut the light and the view further. Its fabulous….just saying light, view and building amenties could be better.

Ok in your owner financing deal the purchaser doesn’t have enough cash for the downpayment, and the property isn’t livable. Now you need to get a construction loan how is the purchase going to swing that.

No – if someone was a general contractor (or knew one) and had 200-500k to spend (but not 1million), they could make it work. This opens the field to many more people out there.
Wait a minute, I just thought – why are assessments so high in such a small building? There is no pool, no exercise room, no huge driveway or lawn. The roof has just been done and I assume the mechanicals should be in good shape considering the building was overhauled in the past 20 years. It doesn’t make any sense…..

I had to google kinderzeet/zeat when anon mentioned earlier, but seems to be precursor to tripp trapp (which is waht it was called when I was looking). Svan is another candidate. I think one diff is svan has a baby tray option, but may be more of a pain to clean.

Clio, $15,000 includes heat and air, and its 4,000 sf of uninsulated loft space. I would keep an eye on this one, at some point the developer may throw in the towel and you can pick this up for a song…..

skip the BOB unless you go for hikes once a weak, its wasted for city purposes and just too dammmn large. a City Mini can easily handle a ride on the blue line to a day at botanic gardens. it also can haelp you skip the expense of the snap and go.

Three: (i) Orbit (for newborn through mid-2’s; splurge and get the bassinett/cradle; get the toddler stroller seat, but skip the toddler car seat); (ii) Bob Revolution (for running and for longer distance post-mid’2’s strolling); and (iii) Maclaren Volo (for flying, and for trips to places like the museum, aquarium, etc., where they’re out and walking half of the time anyways).
A fourth that, while we don’t have it, comes highly recommended (and we might break down and get, retiring the Orbit toddler as our primary stroller): Baby Jogger City Urban Terrain.

Ok this project mimics my deal exactly. I bought 2200 raw square feet in a timber frame loft and built it out by myself in 2004/2005. It was not hard for me to finance (back then) as I have a commercial bank relationship for my business. My banker just gave me a business loan to purchase and close on the raw space. I had a line of credit and cash to pay for my build out. I delayed some contractor payments until the end in order to keep my
LOC down. I then sold my other property netting some decent equity (remember those days? With that I was able to pay off the LOC and part of the bank loan. I then refinanced the balance as a mortgage.

The main downside to this project is that the cost to build this will be very high. The buyer’s ego, desire for cool stuff, and the incredibly cool choices for a loft will be difficult to overcome. Whoever buys it will need to keep it all in check to make it work financially.
My raw cost was $75 psf. This is currently listed at $175. Sure it is a better neighborhood than the WL but there is no way it is more than double my 2005 pricing. Simply put this raw space should trade around $100-$125 tops. Anything over that is pure foolishness and driven by an ego purchase. No offense Clio but the listing is tailor made for a Lambo driving personality. The desire to have an asset that stands out from the crowd will be the motivator here.
Any savvy buyer can find an existing 4000 sq. foot place that is habitable for under $1M. That is more easily financeable in the open market. Since there will already be HVAC, flooring, electrical, and plumbing if it is in good shape then the buyer can customize the crap out of it for another $150K. That buyer would still be ahead of the game at under $1.2 than if they chose to take on this raw space at $700K and put in $600K.
If Westloopelo was around I suspect that he would agree that my $150 psf build out budget ($600K) is pretty accurate and not out of the question for this place. It is SEXY as hell and the challenge and possibilities will likely lure some sucker out of his checkbook. I still say that it is vastly overpriced.

issues with this building that are obviously excluded from the posting, but that lead this property to being undesirable are plentiful.
-High assessments/taxes for no amenities.
-“comp” unit on third floor has been on market for a long time and was previously listed at 2.4 mil. I don’t think it will sell for anything close to that
-3rd floor unit easily has close to 1 million in construction costs, so to get the fourth floor to look like that, you’re talking 1.7 mil
-major issues with association. Special assessments, empty units, empty retail space on bottom floor
-issues with builder, who continues to own space in building, but is not paying assessment
-shared outdoor deck space is not accessible by elevator

really? in this location? with 14 foot ceilings throughout? on one floor? with direct elevator access? I say NO WAY!!!! Even a crappy tear down single family house in a slightly worse area is smaller, lower ceilings and way more expensive. 4000 square foot condos are VERY difficult to come by – I haven’t seen one in an area like this for less than 1.5 – 2million.

Now you might think that 7 and a half million dollars is a lot for a frame house in Old Irving, but you guys have no idea how many rich people are out there in Chicago and you’ll be sorry when you try to rent it for $800 instead and then the owner starts raising the rent like crazy and Ben Bernanke can’t help but start hyperinflation just around the corner and congratulations to the buyer on a great purchase that will make them very very happy.

Clio – you got me on 4000 square feet but if we drop to 3600 here are two easy examples of my point. They might not have direct elevator access but I think that is a weird feature and not that cool.
First up to prove that the “price is wrong” we find an interesting address. Thats right 152 West Huron floor 6 actually SOLD last spring for $895K. It was sold in as-is condition which typically means something was up. In the photos it appears to be in good condition. Now it was not even close on the sexy meter as the modern loft but this was sold finished at less than $250 per square feet in the exact same building. Someone could have bought that place, put $300K into awesome ego driven finishes, and still be below the price of the raw space unit.

I’d also compare 420 W. Ontario #405. This is another one story loft with high ceilings and 3600 square feet. There was no private elevator and it is in a slightly less desirable location but currently listed at $1.230 with two spots In todays market I would bet that you could pick this up for around $1 million. That means that you will still have another 100K to upgrade.

I am sorry but I have to disagree with the 420 W ontario comp. That unit is laid out in a weird way, is not as wide as this unit and doesn’t have the type of symmetric windows that this place has. Also, I would rather be in the 152 W. Huron location. I understand your point, but, as someone who scours the MLS looking for unique interesting places that I could live in – the listing featured is one of the only ones that I think fits all of my criteria. Now, if someone would only by my current in-town……

Valasko – Tough call. Id say yes and no. The decision to do that project was not 100% market based. My job and business does not offer me any chance to use my creative side. It was an excellent experience and a fun project that has brought me so much happiness. It is exactly why Clio and I are attracted to this space. The ability to make it really unique is a powerful draw.
I would do it again for myself under the right circumstances. In fact as my wife and I look at homes in Park Ridge we are always bored by the blah of properties. We have one great realtor out there keeps looking for unique multi use properties. he knows that we want to do something really creative. Would that blow up in my face if I built it and had to sell in the short term. Heck yes!
It we stayed on budget and were able to stay for a decade it would not only work but also be a really awesome place to raise a family. We really enjoy entertaining our friends in our current happy and fun space. I’d build out the new place so cool that every kid (and parent) in the hood would want to come over and play.

Clio- I think that we are cut from the same cloth. I too am a huge fan of open clean spaces. When they are done correctly they are awesome. The good news is that based on the comp from the same building I’d say that the seller has to come back to reality and understand that this sale puts his value at $100 per square feet max.
I agree the raw space is better. I don’t think the raw space’s location is all that. Its not got much of a view and that section of RN is loud and far from green space. I actually prefer the old Montgomery Ward loft buildings on Larrabee and Kingsbury b/c they are on the River and next to Erie park (playground, green space, movies, and new dog park). However, the power to customize the raw space is a huge draw. Also, the 420 Ontario unit is right above Reza’s. Reza’s is loud and there is a faint food smell in the lofts above it. No way could you put 100K in it and get anywhere as nice as what the raw space could be. There are some cheap finishings (cabinets) in Ontario.
jp3 – good luck with your search. you are absolutely right about the joy and pleasure of creating your own space. Until I bought my in-town, every other property I have bought needed a total gut rehab/redesign. This was the fun part of real estate – not the financial/money part. I enjoyed every part of it (in retrospect). I really hope you find what you are looking for in Park Ridge. There are a lot of houses there and I’m sure that if you wait for the right place, it will “speak to you”.

anon, yes i know little buddies hands wouldnt have a good handle on the pad. but i dont want to know what his happening to his eyes with my phone.
wife doesnt know but when we lil groove and i are out by ourselves and he wants to pull a meltdown when we are in a hurry or grabbing a nice sit down lunch or breakfast i have videos ready to roll on the phone.
i do hate myself inside for doing it, but his smile and me avoiding a quick burst into kiddie world war 3 soothes that hate inside.
i do feel its kind of ok as wife limits his TV watching to sesame street and alternates days with thomas train and cat and the hat. i think thats like 1:30 a day, weekend is actually less if you dont count the TV being on all sunday for football. i think he can cares less about football but little guy loves that geico commercial with the little piggie 🙂

we try to have him eat good and homemade food as much as we can. Veggies are still a fight. and once when he was sick i felt bad for the little guy and gave in. he wanted ketchup, just ketchup, so i squirted a bunch into a bowl and gave him a spoon.
another time when he was teething all he wanted was grapes. it was just me for the weekend wife was helping a friend who just gave birth. so we ate only grapes for the whole weekend.
and now the kid is addicted to eggo’s! i guess try your best and do what anon says lead by example and dont sweat the rest too much.
BTW any trick with veggies? i let him dip in ketchup by now he is past that stage.
Veggies may taste bitter to him, which is probably why he was dipping in ketchup. Find the ones he can palate without dipping and be patient. He’ll probably start eating them on his own as he gets older.
What worked for my brother was frozen peas… might want to try that…. oh god now I’m involved in baby talk 101.

Dunno, just keep trying really. My son will all of a sudden start eating something he’s passed up 30 times. (He’ll also stop eating something he’s routinely eaten in the past.) A little oil and salt don’t hurt either.
They’re weird little creatures at the moment, tremendously unformed yet with incredibly precise demands.

its crazy as when he first started soild foods the kid would rock off too gerber jars of veggies at a sitting. we even tried to go back to the blending or jars, didnt work.
wife came up with the idea of using the gerber veggies as a dip for his bread.

Yeah, frozen peas are always good. Petite peas are sweeter and more likely to pass the test. Mine are particular about which vegetables, but will eat one of several different kinds any given day.
Squash can be sweet too – it is somewhere between fruit and veggie.
