Did You Love the Loft-Style House in the Movie “The Vow”? 2116 N. Leavitt in Bucktown

I saw the movie “The Vow” over the weekend. It is set in Chicago (and actually uses quite a few Chicago scene-scapes.)

Whatever you might think about the actual movie- how could you not fall in love with the loft-style house the main characters live in somewhere on the “north side”? (yes- I know it’s not “real” and they use a set.)

I wondered: are there any properties like it on the market right now?

This 3-bedroom former storefront at 2116 N. Leavitt in Bucktown is the closest I could find to their house.

This single family home has similar tall ceilings and exposed brick with an open floor plan.

Just swap out the current furniture with bohemian style furniture, paint colors and artwork and viola- you have “The Vow.”

This house in Bucktown also has a 20 foot glass ceiling in the main living area and a roof terrace.

The kitchen is fancier than the “bohemian” style one in the movie. It has granite counter tops and what looks like a huge 8-burner professional stainless steel stove.

The house has central air but no parking and is on a smaller than standard 24×100 lot.

Listed since September 2011, it has been reduced $50,000.

Will buyers be inspired by the movie to check out this out-of-the-ordinary property?

Brad Lippitz at Prudential Rubloff has the listing. See the pictures here.

  1. Very cool house! I wish it had more windows. The skylights don’t make up for the lack of windows. If it had more windows, it would be perfect.

  2. That is a serious, serious kitchen. I don’t think I’ve ever seen anything like it. I was lusting after another listing with a 6-burner Garland range and amazing ventilation but even I am intimidated by this set up and don’t know what I would do with it. As I look at the layout/storage more, though, I totally respect it. The lack of parking isn’t going to help them, either.

As much as I would love to say this is going to sell at this price (as it would help my home’s valuation), north of $900k is simply insane. That’s more than some of the single family homes in the same area are asking and this place has a much more limited appeal, not to mention space. It’s a cool place, no doubt, but, I would need to hear a pretty compelling reason why a 3/2.5 with no parking, even with the extra sq footage is worth more than $600k-$650k in Bucktown.

  5. For $900,000 I would prefer a way more modern looking kitchen in a cool loft rather than whatever it is they have here. I’m not that impressed to be honest with you, I understand that other differ with my opinion.

  6. I think the seller is related to the realtor due to the same last name but that’s just conjecture at this point.

  7. Former commercial spaces are tough to work with sometimes. I think the subject property took the raw space and kinda left it that way. That works well for people who like lofts, but IMO a SFH should be more traditional. At the very least the bedrooms should have doors.

The place a block North looks like an incredible home. My guess is even for 09′ standards the buyer got a deal if the rehab was far along enough…

  8. I think the place is cool. I wonder if it is a restauranteur’s place given the commercial grade stuff in the kitchen. Doesn’t offer much by way of windows though, but cool nonetheless. I’d consider the place.

Regular duplex downs in McCondo three flats still seem to be going in the mid 500s in the area. I don’t know if this is $900k cool, but I could see it closing in the mid 700s if not 800s.

Neither the current owner, nor the prior owner has/had as their primary career anything to do with resturants or food service.

  10. not into the kitchen at all. It’s a total hodgepodge of styles and the cabinets look a bit cheap to me, same greenish granite that is everywhere and home depot slate flooring.

I would do a gut on the kitchen. I’d say maybe this has a buyer at about 850

  11. Newer traditional homes in the area are going for less than $800k. While I would not compare this place to a traditional SFH, it is certainly not worth more than one.

  12. This place was featured on curbed.com and I commented on what an insane price this is. First of all, the picture of the facade doesn’t do it’s fugliness justice. From the street it looks like someone installed a deck incorrectly on the front of the house. I didn’t even realize when I commented on this place that there was no garage. Total dealbreaker.

  13. Cool space and great for a weekend party home like the current user but not as a primary residence without a rework of the kitchen and addition of at minimum an off street spot. Sub $800K is my guess to a weekend user who can rely on the caterers and valet parkers to handle those mundane issues!

  14. re: outing people

Just because you have access to information does not give you the right to publish it. Please be responsible, have some ethics/morals and keep the information to yourself. Although I understand the intense curiosity people have about others, let’s try to be responsible and not disclose too much information on the personal lives/properties of others.

In the pic here, I think it looks like a garage door. Better than a misinstalled deck, I guess.

  16. I’m not sure if it is intentional or not, but Brad Lippitz always seems to have “unique” listings. I think he was the listing agent on a pretty unique property on Ravenswood awhile back. Cool place, but a really tough sell at this price (and even lower) without a parking spot.

  20. I really like the place, and I like the kitchen as is. I’m curious where the other two bedrooms are though. I also don’t like that you have to walk through the master bedroom to get to whatever is up the spiral staircase from it. (Roof deck?)

Biggest problem though is no parking and a ridiculous price.

  21. Cool place, but isn’t to big draw of Bucktown the dining/social scene? That would seem to negate the need for a professional grade kitchen.

  22. Anonny,

True point but I think that the real goal of this place, at least for some of the buyers, would be to impress their friends with a cool pad when they stop in on the way to dinner. TOo bad there is nowhere to park. There is also a few buyers that want to Uber Cab back to the place with their late 20 or early 30 something girls they met in the said Bucktown social scene that don’t currently need plastic surgery. Then the goal would be to get those ladies into the crazy shower. It would not be to make cookies in the fancy version of the e-z bake oven.

  23. I love this place, and the kitchen (with the exception of the white dishwasher – they couldn’t spring for a $500 stainless one?). I suspect that the extra bedrooms are for rare guests, rather than young kids, so the lack of doors may not be too much of an issue.

  24. Mostly love this property, but it’s certainly quirky. I don’t like spiral staircases and they suck if you have some dogs or kids. Kitchen layout might be good for a professional but it looks too purpose-oriented as serious commercial kitchen to be good for most people, and the layout is kind of ugly. Plus no parking, this is looking for a unique buyer. I don’t think that it gets a buyer near it’s current list price. There have been some relatively recent large SFH sales in Bucktown for prices in the 7s and 8s for big, full, newish SFH, so I agree it’s tough to see it over about $800 or so.
