Do We Need More New Construction Condos On Southport? 3510 N. Southport in Lakeview

The first of the four units in this new construction building at 3510 N. Southport in the Southport neighborhood of Lakeview just came on the market.

The listing says, “Finally brand new construction homes return to the Southport Corridor.”

It is the penthouse unit with a front balcony and a private roof top deck.

At 1800 square feet, it has 3 bedrooms and 2 baths.

The unit will have luxury finishes including Viking appliances. It will also have crown molding and wainscotting.

The units will be ready for delivery in July.

Are buyers really chomping at the bit for luxury new construction on this stretch of Southport?

Jeff Lowe at Prudential Rubloff has the listing. You can see some pics here (these aren’t of the actual unit since it’s still under construction- but appear to be the pictures from the units on Webster/Sheffield that we chattered about about a year or so ago.)

  2. As a resident of the neighborhood, I hope they get what they’re asking! My valuations have been significantly depressed since I bought 6 years ago, so my condo would be a steal in comparison.

  5. Yawn, but people pay a high premium for new. I like the idea of myself or my family/friends being the only ones to have used my toilets. Buying a new house seems like buying a new car. The value goes down once you move in.

  7. In new construction toilets regularly get used by workers, installers, developers, engineers…prior to cleaning for showing. Also they get used during showings.

  8. meh….location is good, but this building is literally sandwiched between the other two.On some of the other stretches you at least get a few feet and some cross breeze.

    What ever happend with the lawsuit against Lowe for the Bridgeport thing. It was a big hot topic a while back

  10. I had my place renovated. New toilets were standard and my wife was there when they put them in – she had specific instructions to make sure I was the first one who crapped in the new toilet in the master bathroom. Man, it was beautiful. Greatest feeling ever. Better than having kids, graduating middle school, seeing the Bulls win the NBA title – you name it, this was better.

  11. who is the target market for these? 40-something DINKs, I presume. $675K is pretty steep price for a 30-something getting parental help with funding. I suppose it could be marketed to the newly married, with decent jobs late 20-something crowd, but I thought they’ve learned their lessons by seeing other condo sellers with the cribs in the bds.

  13. ….and worried about untouched toilets when probably selecting a condo location based on where the best alley sex is or proximity to CTA train stop then after a lil “commute” coming home to eat without washing your hands! (I’ve witnessed this by some people here, I’m serious).

    My first ever out of college apartment, was 30th and 3rd in NYC. Every morning I had to get on the lovely urine stenched subway before 4 am to go to work.   16. People who are worried that someone else has used their toilets and people who use the paper toilet covers let emotion trump science, but it doesn’t bother if you want to be weird about it. And I admit that I’m always the first person to use the new toilets we have put in.

    What does bother me, though, is all the stupid derails jenny takes us on. She always has some stupid comment about some stupid inconsequential thing about why she doesn’t like something. It’s all a stupid defense mechanism people who are unhappy with their positions in life use to describe how they don’t want something for some stupid inconsequential reason, because they know they can’t have it. I held my tongue for a few months but every single thing she says is stupid and annoying. I would take at least 2 more cLi0s to get rid of jenny.

    This story first broke before my time on Crib Chatter, so I hadn’t put together it was him. Tough to tell from popular press reports exactly what his involvement is, especially since the potential buyers asked for him to be dismissed as a plaintiff. I expect that gives him plausible deniability on the racism angle. He apparently didn’t perjure himself at least, I wonder how often in cases like these there are people under oath saying a homeowner told him “he would prefer not to sell the home to an African-American.” I believe those HUD proceedings might be public records; it would be pretty interesting to check out that dep to see what else they have him on oath saying. Still pretty ugly, though. In my experience, salespeople in general are literally coin-operated.

  18. This complaint is fascinating, and makes Lowe look a little less suspect. Even from the complaint’s description, it sounds like he is trying to get the deal done and is saying its that the wife couldn’t decide. But I agree with all the brokers commenting on other sites saying he should have withdrawn from representing them. [Edited by Sabrina] I misspoke before when I said that the verbal contract was at list, but they had agreed on the price. Disgusting.
