Those HOA fees are going to climb over the years. The artificially low $6000 taxes are also likley to become an annual problem. It’s not looking great for those sellers at this price point.
Who knew that one day a window in the bathroom would be considered a luxury?
I hope the tax figure is a typo. I think there should be a “7” in front of the “6.”
Nice place. I went to an open house for one of the other units when the building was first being sold. It’s a nice building and everything is top notch. The lake view is a bit blocked out by other buildings and i imagine is not very visible on some floors. The view on state street is quite busy, but nothing spectacular. The amenities are not on par with the Ken Griffen condo building on Walton (3 blocks over). But then again, I am sure the HOA is much lower too. Again for this price, I wouldn’t buy a condo…lots of nice single family homes in the area at this price point.
I have a love/hate relationship with this building. They knocked down an interesting block of shops in an old classic Chicago courtyard building to build this. The tower portion is well executed but the base of this building is appalling, about as bad design as you can get. I feel like this building has sucked the gritty urban charm out of that street. What good are all these uber high end buildings if they only lead to lifeless streets? These are gated communities in the sky, bot good urbanity.
taxes of $6,000??? What gives? Not like there’s some historical tax freeze. Should’t it be more like $40,000 – $50,000 based on sales value? I’ve seen $300,000 properties with higher taxes than this place.
That can’t be right. I checked the assessed value and it’s consistent with a market value of $2.5 m, which is obviously low, but not even close to $6,000 taxes low.

CC prop info for the pin in the listing sez that the 2017 taxes were $61,635.15. So it’s super baffling where that number came from. It’s not the first installment bill, bc that was $0.
Decent looking place and I like the outdoor space, but in this neighborhood for that much money I’d want a direct lake view, not one that’s partially blocked.

Agreed but don’t you think the Viceroy has pretty much done that too?
And they recently tore down the building across from this one (with the Japanese restaurant in it.) What’s going in there? More luxury apartments?
And they will likely build another new construction luxury high rise condo building (as that’s the rumor being put out there) next to Carmine’s.
Won’t be much “grit” left at that point.
@ Sabrina; they also tore down a completely leased 1 story building that housed Big Bowl and now the new “upscale” new building sits empty after 2 years. This has been going on all over, tear down something liked and leased, replace with something that sits empty or has a bank, national chain schlock in it. It’s just sad when there are so many parking lots available to build on.
RE: Viceroy; they at least left the old facade and did a great job integrating the tower into the block. The front patio while not as gritty as the old beer swilling venues at least activates the street and is good urbanity, the kind we need much more of.

True. The huge patio out on the street brings it a certain energy that is missing in most new construction. It does bring life to the street.
