Forget the High-Rise in Streeterville, Buy a Townhouse Instead: 403 E. North Water

This 3-bedroom townhouse at the base of the Riverview Condominiums at 403 E. North Water in Streeterville came on the market in July 2018.

The building was constructed in 2004 and has 159 units and a parking garage.

In addition to the high-rise portion of the building, the base has a dozen or so of these 5-level, extra wide floor plan townhomes.

It has a gourmet kitchen with Wolf and Subzero appliance package.

The master suite on the second level has floor to ceiling windows and an 18×18 walk-in closet.

The other two bedrooms are on the second floor and there’s a family room in the lower level.

The fifth floor has a private rooftop deck ready for entertaining with a built-in grill, wet bar and refrigerator.

This townhouse has access to all building amenities including the indoor pool and the exercise room.

It also has 2-car garage parking included.

If you like the idea of a single family home but want to live in Streeterville, is this townhouse the next best thing?

Hunter Cannon at Jameson Sotheby’s has the listing. See the pictures here.

  1. I prefer Lake Shore East townhomes. This is smaller and slightly less expensive.

  2. This is a good example where an extra bedroom would probably add some value. The MBR is an example of forcing a square peg into a round hole.

    Finishes look very 2004.

I think this is going to sit for a long time or the owner drops the price < $2MM. Even at $2MM, there's better options out there

  3. I like the Lakeshore East townhome Johnny linked to better than this one. I have to imagine that it will sell for less than 2$ million if the LSE one isn’t under contract for 2.1

  4. the 5 levels of this one compared to the 3 levels of the LSE one probably makes them feel much closer in size than the raw sqft number would imply.
