It has 10 foot ceilings and crown molding.

The rowhouse also has built-ins around the fireplace and Brazilian cherry floors.

Built on a 18×120 lot, it has a private backyard with, I’ve been told, room to put in a parking pad. There is also a large deck.

Both bedrooms and the 9×5 laundry room are on the second floor and there is a finished basement with rec room.

Is this a good starter home for someone who doesn’t want condo living?

  12. This area of the westside has stabilized. Not saying its great, but it is mostly stable with average working people trying to make it better. Crain High School does have occasional outbursts of after school violence but all in all, this neighborhood is getting better, and one of the few census tracts gaining residents on the west side.

  14. This is a very pretty house. Maybe with a few more nice places like this one, the neighborhood will start to improve. Being a single woman, I don’t quite have the pioneering attitude it would take to live in this area.

  21. I immediately had the same thought about insurance. But this was no longer a $25 MM property . . . it clearly wasn’t even a $13 MM property given that they haven’t been able to successfully sell it at that price.

    Separate from (but related to) the insurance fraud question, my question is whether–if the damage is that expensive–is it worth rebuilding? I assume the repairs wouldn’t come close to the building’s current “value”, so let’s say the damage is $5 MM (it can’t be higher than that, can it?? if only serious internal damage). Wouldn’t the insurance company only issue the check to a contractor upon completion of the work, unless it’s a total write-off? So how does the guy benefit?

    from the pictures i say a get a good home inspector to check the brickwork, better to be safe than sorry.

  25. Before all the speculation, you need to know if there is a loan/mortgage on the property (villa Taj). JAH is absolutely right – the laws/rules have changed. Lenders will no longer let the insurance company pay the owner anything over 5k – they have this long drawn out process that is so ridiculous that it is worse than filing taxes, buying a home. I went through that last year and, although the insurance company issued a check within 1 week of the storm, Wells Fargo still has yet to forward me all of the proceeds. it is ridiculous.

  27. Commenters are correct. This is definitely not in the West Loop (or in the “Medical District”).

    Best description would be Rockwell Gardens. Since the projects have come down, the neighborhood has certainly changed (a phrase that could be repeated for many a hood in the Daley era). And it was part of the city’s stalled “T” plan (lakefront and west from downtown).

    It can still be dicey around here, for sure. Not too much violence after school lets out right AT Crane, cuz CPD polices it hard now (street shut off). But you’d have other issues.

    You’re close to Moon’s and Felony Franks, at least!

  28. Most of the Rockwell Gardens residents moved into the St. Stephens Apartments, which has the only Traveling Vice Lord presence east of Western in this area. The rest of this area is solidly Black Disciple, as it’s been for quite a while.

  29. Going back to the neighborhood safety thing in West Loop/Rockwell Gardens, whatever you want to call it- I think the reputation is much worse that reality. I’ve lived in this area for about 5 years. It’s got a bad rap- but I’ve not seen ANY issues. Sometimes, roaming teenage kids are being loud outside, but when asked to be quiet or move- they do,respectfully, believe it or not). If you look at the Crime stats, it’s lower than most other “nice” neighborhoods. Yes, there’s alot of low income, but folks are actually pretty cool. I like the area, except for the fact that I can’t walk to a grocery store, or have to drive for a meal other than dogs (which are great, by the way!)
