  2. Terrace looks great for parties, but first you have to squeeze the guests through that 12 foot wide living room, where they’ll go single file between the chairs/coffee table and fire place (actually appears to be less than 9 feet wide due to fireplace!)

    It looks like, when the unit was built in 01, fireplace was built out for a tube TV & its crap above it. I would’ve- at a minimum- drywalled over the cavity for a clean flat screen install or ideally, ripped the whole thing out & pushed it all back- flush if possible. Maybe there are utilities in there for other units but the size of the TV cavity makes me think no. Our last place was like this–super annoying to live with.

    Not a fan of the gap under the TV? LOL

    Personally the broken light in the LR is what cinches it for me.

    This place cant be more than 900sf.

    Is there really 2 units per floor? The other one on this floor must be ginormous!

  10. The prison theme carries out onto the deck, which reminds me of those little “yards” they give prisoners at Florence SuperMax (home of both the Uni-bomber and the Boston marathon bomber).

    Maybe this could serve as a halfway home for prisoners recently released from custody so they can slowly get used to being on the outside again.

    Different floors, no? 3F & 6E? Or (2) 4BR on 6th Fl?

    Not sure what photo tricks they played, but in photo 22 they managed to make the balconies tip out and the terrace in

    Also looks like you’ll get all the aromas from the bar/restaurant to the N. There’s a couple of exhaust fans at the end of the terrace

    That’s HAWT!

  14. I can’t believe the realtor who supervised the photography overlooked the burned out lightbulbs in the dining area and master bath.

    Nothing says negligent owner like a missed simple fix of the burned out bulb. Surely the realtor could have had his “staging” friend fix that?

  15. Was in town right before Christmas 2019, and ran into the Walgreens at the corner of Wells and North at about 6 pm for a kid’s prescription. Stopped for a few minutes to watch a pretty impressive screaming debate between a guy with an amplifier/mic on one corner vs a guy without an amplifier/mic standing in the middle of the intersection dodging cars.

  16. Is this right above Orangetheory? If it is, maybe with Orangetheory closed for COVID 19 they thought this was their chance to finally sell….I can’t imagine that any amount of noise proofing between floors would be enough to muffle really bad loud music and instructors yelling “encouragement” through microphones.

    Also, holy hell on the dated cheap finishes. Drop in sinks? Check. The cheapest drop in sink money can buy for your granite kitchen counters? Check. Home depot tile in the bath? Check. Split face block exterior on the sides? Check. Also, Why monthly association fee so high when you have multiple commercial tenants like this?

  17. I wonder if you are close enough to the…(counts) …NINE electricity transformer thingys to hear buzzing constantly. Since the listing says they can rent this unit out, I think they should try doing that. Maybe a trainer or two from Orangetheory would love it.

So as someone who occasionally goes to this particular Orangetheory – – I think the parking is UNDERNEATH the commercial (I have never been in the parking area here) – – it is not a buffer level between commercial and residential. This unit may be over “Float” studio, which I think is a pretty quiet tenant, but some residential units on this floor are definitely on top of Orangetheory and I have to believe that you can the thump thump thump and instructor countdowns on the regular throughout this level. Also, who is to say that Float won’t ever be replaced by another loud tenant? This is why my cardinal rule is never buy residential real estate immediately above a commercial use.
